VAT Incentive Scheme Drives Demand for Rp 800 Million Homes in Sawangan
DEPOK – Entering the first quarter of 2026, the property landscape in Jakarta’s buffer zones is undergoing significant shifts.
The government-subsidised Value Added Tax (PPN DTP – Pajak Pertambahan Nilai Ditanggung Pemerintah) incentive scheme, recently reintroduced, has become the primary driver fuelling surging demand, particularly in the landed house segment priced between Rp 800 million and Rp 2 billion.
The Depok–Sawangan region has emerged as the new focal point. The area has transformed into a primary buffer zone for professionals working in South Jakarta and South Tangerang.
The tax-free policy has proven to be an effective stimulus for end-user consumers, particularly young couples planning their finances at the beginning of the year.
Aileen Chandra, Director of Sales and Marketing at Gardens at Candi Sawangan, explained that the combination of government incentives and accessibility has been a strong driver behind current sales conversions.
“The start of the year is typically when families plan their finances. Combined with the PPN DTP incentive, growing awareness of the region, and improved accessibility through the Desari Toll and Cinere–Serpong Toll, this creates a very positive combination,” Aileen said during an interview in Sawangan on Monday, 9 March 2026.
The modernisation of toll road infrastructure has drastically reduced travel time from Sawangan to business centres in South Jakarta.
This has triggered a shift in buyer profiles, now dominated by professionals aged 25–45 who prioritise lifestyle orientation.
Sawangan is no longer simply selling residential units but increasingly offering smart city concepts and sustainable living.
“Sawangan is developing into a green residential area with growing commercial facilities. Our strategy is to strengthen its positioning as a Sustainable Living Community,” Aileen added.
The characteristics of 2026 buyers show strong preference for modern tropical-themed homes equipped with smart home systems.
Beyond flexible building designs suitable for work-from-home arrangements, the availability of supporting facilities such as electric vehicle charging stations has become a new selling point.
Emerging sports trends such as padel are being capitalised by developers to build social ecosystems.
Given the stable and increasingly upward market absorption trends, Sawangan is predicted to maintain its position as one of the most promising residential areas throughout 2026.
The presence of tax incentives and integrated toll connectivity is expected to remain the primary fuel keeping the property market south of Jakarta vibrant.
