Sinarmas Land Aims for 9 Million Passengers with TOD Retail Development at Intermoda BSD
Urban property development concepts in Jadebotabek are increasingly leveraging mass transport hubs through Transit-Oriented Development (TOD). This integration serves as a key tool to reduce commuter travel distances while concentrating human movement in integrated areas. In Jakarta’s outer suburbs, this model is implemented through the operational performance of Intermoda BSD City, built on a 25-hectare site. The large-scale concentration of people has transformed suburban railway stations from mere daily transit points into upstream economic generators, creating a captive market within walking distance. Capturing commuter traffic, Sinarmas Land has launched the mixed-use retail project Wander Alley Walk on a 3-hectare plot. Situated directly along BSD Raya Utama ROW 22, the commercial units are designed to capture both horizontal vehicle traffic and pedestrian movement from the terminal. The commercial cluster’s landscape architecture planning was entrusted to Siura Studio, a Singapore-based master planning consultant. Sinarmas Land Commercial BSD CEO Anna Budiman explained that the allocation of retail units at the transport hub targets entrepreneurs needing assured market traction from day one of operations. The commercial product offers attractive investment prospects, supported by an established captive market and strategic location in the heart of BSD City with strong connectivity to various public transport modes, including Cisauk Commuter Line Station and BSD Link Bus Terminal. “The first sales phase of Wander Alley Walk is being marketed in limited quantities, with only 64 units priced from Rp 1.9 billion,” Anna said. Technically, the building is designed with high ceilings to optimise natural airflow and daylight. The structure incorporates multiple entry points and parking capacity for over 400 vehicles.
