Jakarta, KOMPAS.com - PT Bumi Serpong Damai Tbk (BSDE)’s 2026 expansion strategy remains firmly rooted in dominating land in the Jakarta metropolitan area.

In 2026, the company’s main focus will be on continuing the construction of the Serpong-Balaraja (Serbaraja) toll road.

This toll road is a key infrastructure project connecting Serpong with the new growth area in Balaraja, Tangerang Regency.

Phase 1 (Serpong-Legok), which spans 5.15 kilometers, has been fully operational with a toll of IDR 6,000 for Class I vehicles.

Now, attention is shifting to Phase 2 (Legok-Tigaraksa Selatan), which spans 11.5 kilometers, and Phase 3 (Tigaraksa Selatan-Balaraja), which spans 18.6 kilometers.

Technically, the investment required for the entire project is estimated to reach IDR 30 trillion.

“In general, if we assume that the first phase cost around IDR 5.2 trillion for a distance of 5 kilometers, then the remaining 30 kilometers will have a fairly significant figure,” said Hermawan in an interview with Kompas.com on Wednesday (February 25, 2026).

The target completion date for the entire Serbaraja toll road project is 2030. At that time, the road is projected to reach the Balaraja Timur area.

Regarding the toll structure, he estimates that the formula will be similar to Phase 1, which currently costs around IDR 6,000 for the first 5 kilometers.

Given that this route is an access road for the metropolitan area and not a major national homecoming route leading to Trans-Java, the level of congestion is expected to remain manageable without significant operational constraints.

The connectivity of this toll road not only reduces travel time but also transforms the area from a suburban area into a new economic growth center.
