Jakarta, VIVA – Demand for exclusive housing continues to rise, particularly in Jakarta’s buffer zones with rapidly developing access and infrastructure, such as areas surrounding the Jakarta-Bandung High-Speed Rail station construction. Kota Kertabumi is responding to this demand by introducing new units that offer a range of advantages.

Kota Kertabumi, an integrated residential estate developed by Agung Podomoro Land, is proceeding with phase two development by commencing construction on the final available land parcel, following the sell-out of the Nusantara Kampung Kecil Restaurant development. This move underscores Kota Kertabumi’s commitment to delivering exclusive housing with premium facilities in Karawang, amid growing public interest in premium-quality residences within well-planned environments.

“Kota Kertabumi is an exclusive estate in a strategic location in Karawang City, designed for high-end buyers, addressing the issue of diminishing land availability along Karawang’s commercial corridor. This is confirmed as our final housing type,” said Tedi Guswana, Regional Marketing Director of Agung Podomoro, on Tuesday, 24 February 2026.

As part of this latest development, Kota Kertabumi is focusing its marketing on the Avisha units — compact two-storey residences designed for young families — offered through the government-borne VAT (PPN DTP) incentive programme, providing significant added value for both consumers and investors. The scheme is expected to encourage home ownership whilst strengthening the appeal of property investment in Karawang.

“This phase two development is a crucial stage for Kota Kertabumi. We want to ensure that every unit delivered is not merely a place to live, but also a long-term valuable asset,” said Tedi.

With its strategic location, mature estate concept, and backing from a trusted developer, Kota Kertabumi is optimistic that the phase two development will receive a positive market response and strengthen its position as an iconic exclusive residential area in Karawang that is free from flood risk.

Regarding housing legality, Kota Kertabumi guarantees handover and legal documentation ready for upgrading upon completion. “The legal status of the Kota Kertabumi estate is fully secured and guaranteed. After completing the Sale and Purchase Deed (AJB) process, owners can proceed with title transfer and immediately receive a strata title certificate, which can be upgraded to a Freehold Title Certificate (SHM),” explained Tedi.
