KAI to Develop 2,200 Apartment Units at Manggarai Station, Prices Starting from Rp 500 Million
PT Kereta Api Indonesia (Persero), or KAI, will develop 2,200 residential apartment units in the Manggarai Station area, Jakarta. The housing units will be sold at prices starting from Rp 500 million per unit.
KAI Chief Executive Officer Bobby Rasyidin stated that the housing development is part of leveraging railway assets whilst simultaneously supporting the government’s three million homes programme. He noted that KAI has significant potential to develop integrated housing areas centred on transportation or transit-oriented development (TOD) owing to its extensive land holdings across various regions of Indonesia.
The Manggarai apartment project will be constructed on land covering 2.2 hectares. The project comprises eight towers divided into two blocks, namely Block G and Block F, with each tower designed to have 12 storeys containing approximately 2,200 residential units in total.
The unit types to be developed consist of 45 and 52 square-metre units. The selling price for the 45 square-metre type is planned at approximately Rp 500 million per unit, whilst the 52 square-metre type is approximately Rp 600 million per unit.
KAI is targeting construction to commence imminently, with key handovers to buyers expected in early 2027. “We will begin works immediately, so by early 2027 we will be able to hand over keys for these units,” Rasyidin said.
Rasyidin explained that Manggarai Station was selected because it is one of Jakarta’s primary transportation hubs. More than 770 train services pass through the station daily, comprising approximately 638 Jabodetabek commuter rail services and approximately 70 airport train services to Soekarno-Hatta Airport. The number of passengers entering and exiting Manggarai Station throughout 2025 reached approximately 10.53 million people.
