Jakarta — The government plans to build subsidised apartment complexes (rusun) for Low-Income Communities (MBR) in Depok City, West Java, utilising land owned by the Ministry of Communication and Digital Affairs (Komdigi).

This plan follows the previous subsidised apartment development project initiated in the Meikarta area, Bekasi Regency.

The Minister of Housing and Settlement Areas (PKP), Maruarar Sirait, commonly known as Ara, has conducted a direct site inspection of the land to assess its readiness and accelerate vertical housing development in densely populated urban areas.

The inspected land spans approximately 45.06 hectares, comprising 30.086 hectares of Komdigi-owned land with approximately 24.707 hectares remaining vacant. An additional 14.97 hectares is owned by Radio Republik Indonesia, of which 9.62 hectares remain undeveloped.

Beyond its size, the area offers adequate accessibility. The location is approximately 5.2 kilometres from Depok Baru Station and around 5 kilometres from Depok Margonda Terminal. The surrounding area features various supporting facilities including markets, health centres, places of worship, and schools ranging from primary to senior high levels.

According to Ara, the apartment complex development in this area has the potential to become one solution for reducing Depok’s growing housing backlog amid population growth and land constraints.

The government has also prepared financing schemes to facilitate residents’ access to housing through the Housing Financing Liquidity Facility (FLPP) programme. This scheme allows residents to obtain housing financing with tenors up to 30 years, down payments of approximately 1 per cent, and affordable monthly instalments.

“The construction of apartment complexes in this area is expected to help reduce the housing backlog in Depok City. With Depok’s Minimum Wage around Rp 5 million, we are preparing a financing scheme that facilitates residents, with tenors up to 30 years, down payments of approximately 1 per cent, and instalments of approximately Rp 1.5 million per month,” Ara stated in a press release on Saturday (7 March 2026).

He added that the government is also pursuing social rate support for basic services such as electricity and water for subsidised apartment residents to maintain affordable living costs.

Meanwhile, Depok Vice Mayor Chandra Rahmansyah stated that housing demand in Depok remains notably high, with approximately 170,000 residents currently lacking proper housing.

State-owned land can be optimally utilised for public benefit. The government targets the apartment complex construction to begin in the near future as part of efforts to accelerate housing provision for low-income communities.
