Jakarta, Property Indonesia - Beyond being Indonesia’s largest oil-producing region, Balikpapan is also recognised as an environmentally conscious city with harmonious integration between coastal areas and mangrove forests, combined with modern urban planning. Balikpapan possesses a coastline and mangrove areas that blend seamlessly with various urban dynamics, establishing it as the second-largest and most advanced city in East Kalimantan.

These conditions indirectly influence property demand and the real estate business in the region. Consequently, the trend of rising property prices in the city continues to increase alongside infrastructure development and the growth of various urban facilities and amenities. Additionally, the city continues to develop as a primary support centre and gateway to the Nusantara Capital (IKN). The Sultan Aji Muhammad Sulaiman International Airport is also located in the city.

Other advantages of Balikpapan can be seen from its infrastructure and urban facilities, which continue to expand. Currently, land transportation services are comprehensively available, ranging from city transport and taxis to online transport services, as well as rail and marine transport such as speedboats, ketinting vessels, and ferries accessible at both small and large ports. The government is also accelerating construction of the Balikpapan-Samarinda toll road (Balsam), which will enhance inter-regional connectivity.

Recently, these positive prospects have inspired property developer Paradise Indonesia (PT Indonesian Paradise Property Tbk / INPP) to expand into Balikpapan and develop a new commercial property called 88 Plaza Balikpapan.

Located in a prime area of the city, specifically on Jalan Manuntung, Sepinggan Baru, Balikpapan, INPP has introduced a new commercial centre to accommodate modern retail needs whilst reflecting the city’s visionary character.

The new retail centre is designed as a modern urban district that creates an open plaza environment offering an open, comfortable, and visitor-friendly atmosphere. From a total development area of 8 hectares, the first phase develops 3 hectares encompassing commercial products with low density through to star-rated hotels.

“We have designed this product to be a place that delivers enjoyable experiences for all groups, combined to form a productive and sustainable business ecosystem. The product offers new space for business in line with the city’s development as an investment destination, whilst remaining attractive,” said Diana Solaiman, Director of PT Mitra Gemilang Mahacipta, a subsidiary of Paradise Indonesia, in a statement on Monday (2 March).

INPP is currently conducting a pre-launch period and offering three-storey shop units priced from Rp3 billion.

Notably, of the 40-plus shop units marketed since early February, more than 50 per cent have already been sold.

Diana noted that 88 Plaza Balikpapan is not merely a row of ordinary shops, as it is also being developed as a new urban district masterplan and city icon.

Paradise Indonesia’s expansion into Balikpapan completes 26 portfolio properties across various other regions, including Bali, Batam, Bandung, Makassar, Jakarta, Yogyakarta, and Semarang (100 per cent complete).

“We remain consistent in developing each project portfolio with our 4M business concept, targeting major cities, focusing on the upper-middle market segment, emphasising mixed-use development, and mid-size project scales. As a result, the projects we deliver consistently transcend current times or build the future, becoming city icons,” Diana concluded.
