Jakarta—The Indonesian government will construct vertical housing units (rusun) near Manggarai Station in South Jakarta, representing a key component of the government’s programme to deliver three million homes for low-income residents.

The housing development will utilise land from the former official residences of PT Kereta Api Indonesia (Persero) or KAI, specifically situated to the east of Manggarai Station.

KAI Chief Executive Officer Bobby Rasyidin stated that the vertical housing complex will be constructed on a 2.2-hectare plot, divided into two blocks: Block F and Block G.

“For Manggarai Station, we will construct eight towers on a 2.2-hectare plot, with two blocks—Block G and Block F,” Bobby stated during the launch of the Manggarai Housing Development on Monday, 16 March 2026.

Bobby further explained that each of the eight towers will comprise 12 storeys, with 275 units per tower.

“Each tower will have 12 storeys. The total number of units from the eight towers reaches 2,200 units,” he added.

Bobby expressed hope that construction could proceed rapidly, with a target of handing over keys to prospective residents in 2027.

Beyond Manggarai Station, similar housing developments are being undertaken near Kiaracondong Station in Bandung, Dr Kariadi Street in Semarang, and near Surabaya Gubeng Station.

“We will also launch three additional locations: near Kiaracondong Station in Bandung, which will occupy 7,600 square metres of land with a total of 753 housing units comprising two towers. Then on Dr Kariadi Street in Semarang, there is 1.2 hectares that will house 1,042 units across two towers and 42 storeys. Subsequently, near Surabaya Gubeng Station, there will be 1,489 housing units, two towers, occupying 1.2 hectares of land and 52 storeys,” Bobby explained.

These housing complexes will serve as new transit-oriented development (TOD) projects at Manggarai Station, Kiaracondong Station, and Surabaya Gubeng Station.

“Through this station-based area development, KAI aims to create a more integrated urban ecosystem with housing in close proximity to public transport, efficient land utilisation, and improved mobility for urban residents,” he concluded.
