Diversification and Asset Optimisation Become Key Strategies Amid Property Sector Pressure
PT Pos Properti Indonesia, a subsidiary of PT Pos Indonesia (Persero), has recorded performance growth amid pressure on the property sector, which continues to face headwinds from purchasing power, interest rates, and financing costs. Business diversification strategy and asset portfolio optimisation have emerged as key factors maintaining the company’s revenue stability throughout 2025 and into early 2026.
Junita Roemawi, Director of PT Pos Properti Indonesia, stated that despite fluctuating macroeconomic dynamics, opportunities in the domestic property market remain open given national economic growth hovering around 5 per cent. Through rental-based business models, asset utilisation partnerships, and development of new business lines, the company has maintained an upward revenue trajectory.
“We see economic dynamics at play, but demand for productive property remains strong. With an asset portfolio spread across various cities and diversified revenue sources, we remain optimistic about capturing market opportunities,” Roemawi said in an interview on CNBC Indonesia’s Property Point programme.
Roemawi explained that market opportunities extend beyond the residential segment to include shifts in workplace requirements and urban lifestyle needs. In the housing segment, demand for middle-income homes continues to show positive momentum, whilst in the commercial sector the company is capitalising on opportunities through coworking space development, which offers flexibility for entrepreneurs and startups.
Heading into 2026, demand for space is expected to remain stable, particularly for assets with clear functions and strategic locations. Pos Properti Indonesia is developing asset optimisation through various approaches, ranging from space leasing, development of heritage-based creative hubs such as Pos Bloc, to strengthening its hospitality line.
Additionally, the company is strengthening the co-living concept as a response to young urban professionals’ need for flexible housing. This year, Pos Properti is targeting development of the new Homy Nomad co-living concept in strategic Jakarta areas, including Fatmawati and Haji Nawi, integrated with public transport and city activity centres.
To maintain performance stability, Pos Properti is applying a three-pillar strategy: existing asset optimisation, operational efficiency, and selective new business development. This approach is deemed important for balancing revenue growth and financial health whilst ensuring business relevance to evolving market needs.
However, the diversity of asset characteristics presents a distinct challenge in the commercialisation process. Some assets remain in use for Pos Indonesia operations and require adjustment before they can be commercially optimised. To accelerate this process, the company prioritises strategic partnerships with various stakeholders.
