Celios: TOD Housing Provides Options for Public Transport Users
Jakarta (ANTARA) - Economist from the Center of Economic and Law Studies (Celios), Nailul Huda, stated that housing based on the Transit-Oriented Development (TOD) concept provides options for members of the public who utilise public transport.
“In essence, TOD-concept housing provides choices for the community, especially the younger generation who rely on public transport for their mobility. This younger generation includes those working in Jakarta who are reluctant to own private vehicles,” Nailul said when contacted by ANTARA in Jakarta on Friday.
According to him, opting for TOD housing is highly justifiable for them. The younger generation also does not necessarily view housing as an investment, preferring to invest in portfolios other than real estate. Beyond personal preference, property prices are also far beyond the financial capabilities of the youth.
“Ultimately, I hope that TOD-concept housing can reduce expenditure for the first mile or last mile of a journey. They will save more time and money, which can be allocated to other needs,” he said.
Furthermore, he added that accessing work will not be difficult. Additionally, the TOD concept is usually accompanied by supporting facilities such as shopping centres. Therefore, the TOD concept is suitable for the younger generation who desire practicality.
As information, the Minister of Housing and Residential Areas (PKP), Maruarar Sirait, revealed that the development of vertical housing in the Manggarai area, Jakarta, could serve as a model for urban housing development that integrates housing, public transport, and economic activities within a single area.
According to him, collaboration between the government and State-Owned Enterprises (SOEs) is key to accelerating the provision of housing for urban populations. The Ministry of PKP acts as the regulator preparing policies and regulations, while PT KAI, as the operator, plays a role in asset utilisation and development.
He expressed his appreciation to PT KAI for their support and synergy in driving the provision of vertical housing amidst the limitations of urban land.
The development of TOD-based housing is designed to bring the community closer to public transport and urban activity centres.
