        "content": "<p>Jakarta (ANTARA) - Economist from the Center of Economic and Law\nStudies (Celios), Nailul Huda, stated that housing based on the\nTransit-Oriented Development (TOD) concept provides options for members\nof the public who utilise public transport.<\/p>\n<p>\u201cIn essence, TOD-concept housing provides choices for the community,\nespecially the younger generation who rely on public transport for their\nmobility. This younger generation includes those working in Jakarta who\nare reluctant to own private vehicles,\u201d Nailul said when contacted by\nANTARA in Jakarta on Friday.<\/p>\n<p>According to him, opting for TOD housing is highly justifiable for\nthem. The younger generation also does not necessarily view housing as\nan investment, preferring to invest in portfolios other than real\nestate. Beyond personal preference, property prices are also far beyond\nthe financial capabilities of the youth.<\/p>\n<p>\u201cUltimately, I hope that TOD-concept housing can reduce expenditure\nfor the first mile or last mile of a journey. They will save more time\nand money, which can be allocated to other needs,\u201d he said.<\/p>\n<p>Furthermore, he added that accessing work will not be difficult.\nAdditionally, the TOD concept is usually accompanied by supporting\nfacilities such as shopping centres. Therefore, the TOD concept is\nsuitable for the younger generation who desire practicality.<\/p>\n<p>As information, the Minister of Housing and Residential Areas (PKP),\nMaruarar Sirait, revealed that the development of vertical housing in\nthe Manggarai area, Jakarta, could serve as a model for urban housing\ndevelopment that integrates housing, public transport, and economic\nactivities within a single area.<\/p>\n<p>According to him, collaboration between the government and\nState-Owned Enterprises (SOEs) is key to accelerating the provision of\nhousing for urban populations. The Ministry of PKP acts as the regulator\npreparing policies and regulations, while PT KAI, as the operator, plays\na role in asset utilisation and development.<\/p>\n<p>He expressed his appreciation to PT KAI for their support and synergy\nin driving the provision of vertical housing amidst the limitations of\nurban land.<\/p>\n<p>The development of TOD-based housing is designed to bring the\ncommunity closer to public transport and urban activity centres.<\/p>",
