PT Bank Tabungan Negara (Persero) Tbk (BTN) has reaffirmed its role as the primary partner in national housing finance after disbursing 6 million home ownership loan (KPR) units since 1976 up to early April 2026, valued at Rp530 trillion. This achievement reflects BTN’s ongoing contribution to expanding access to home ownership for Indonesians, while strengthening the foundation of the national housing ecosystem.

BTN President Director Nixon LP Napitupulu emphasised that the milestone of 6 million KPR units is a reflection of BTN’s long journey in building the foundation of national housing finance.

“Over nearly five decades, BTN has not only disbursed financing but built a sustainable housing ecosystem. The 6 million homes we have financed reflect BTN’s role in supporting social stability and economic growth through the housing sector.

Looking ahead, we continue to strengthen our transformation towards beyond mortgage, where BTN not only serves home financing but also comprehensive family financial needs, from transactions and businesses to long-term societal requirements.

We also introduce financing innovations through bundling KPR with home furnishing needs, allowing customers to obtain more affordable and integrated financing solutions,” said Nixon in a written statement on Thursday (9/4).

Nixon added that, in line with the vision as the Main Partner in Empowering Indonesian Family Finance, BTN consistently accompanies customers’ life journeys with comprehensive services, from childhood with the “Juara” savings product, teenage phase with BTN’s digital payment ecosystem, working phase served by planned savings, payroll, KPR, priority banking services, to the retirement phase with pension credit products, insurance, and other investments.

Meanwhile, BTN Consumer Banking Director Hirwandi Gafar added that the achievement was driven by BTN’s consistency in maintaining disbursement performance and expanding financing access across various regions.

“Demand for decent and affordable housing continues to rise, while current challenges in the housing sector mostly come from the supply side, such as land availability and permitting. BTN seeks to address this through a more proactive and integrated approach, so that KPR disbursement can run effectively and reach more people,” explained Hirwandi.

From the debtor profile perspective, the majority of subsidised KPR applications come from the low-income segment (MBR), with an average income of around Rp4.9 million per month, dominated by informal sector workers such as small traders, freelancers, and micro-business operators, as well as formal sector workers like civil servants, private employees, and contract staff. This shows that BTN’s housing finance access reaches groups of society that previously had limitations in obtaining decent housing.

In addition to KPR disbursement, BTN also contributes to strengthening the housing ecosystem through Housing Programme Credit (KPP). Up to March 2026, BTN recorded KPP disbursement realisations with a total ceiling of around Rp2.17 trillion to more than 3,291 debtors. In detail, KPP disbursement from the supply side reached around Rp1.47 trillion to 399 debtors focused on developer financing, contractors, and building material suppliers. Meanwhile, from the demand side, BTN disbursed around Rp700 billion to 2,892 debtors used for purchasing, building, and renovating homes. This scheme strengthens the interconnection between supply and demand sides in the housing ecosystem.

Outside the housing sector, BTN also disburses People’s Business Credit (KUR) as part of support for strengthening community economy. Up to March 2026, BTN’s KUR disbursement reached around Rp2.72 trillion, with a composition of small KUR at Rp2.04 trillion (75%) and micro KUR at Rp687 billion (25%). The KUR disbursement was dominated by the wholesale and retail trade sector at 59.22%, followed by the accommodation and food and beverage sector at 12.36%, and construction at 10.08%. BTN also recorded an increase in debtor business capacity through the KUR upgrade programme for 4,719 debtors, including transitions from micro KUR to small KUR and increases in financing ceilings.

In line with business transformation, BTN now not only focuses on KPR financing but also expands its role through a beyond mortgage approach. One of the main initiatives developed is the Bale Properti digital platform, which offers integrated services from property search to end-to-end financing processes.

Through Bale Properti, BTN has facilitated more than 521 property listings, with the number of online KPR applications reaching an average of 780 applications per month, and partnerships with 426 developer and property agent partners. This platform enables faster KPR application processes with an average processing time of 3 days, while expanding public access to digital housing finance.

In addition, BTN introduces various sustainability-based innovations, one of which is the KPR instalment payment programme based on waste management. This programme allows customers to maintain smooth payment obligations while contributing to environmental management.

On the other hand, BTN also develops the BTN Housingpreneur programme as part of strengthening the ecosystem from the supply side, by encouraging the capacity and capabilities of housing developers, especially small and medium scale. This programme aims to create a healthier, more productive, and sustainable housing ecosystem.
