BTN Partners with KAI to Develop Housing at Stations, Targeting 5 Towers
PT Bank Tabungan Negara (BTN) is beginning to develop housing in station areas in collaboration with PT Kereta Api Indonesia (KAI). This project targets the construction of at least five towers in the initial phase.
BTN’s President Director, Nixon Napitupulu, stated that this partnership marks the initial step in developing housing integrated with public transportation.
“This is what triggered the MoU with PT KAI,” Nixon said during a press conference in Bandung on Thursday (9/4/2026).
“We will try for at least five towers first,” Nixon added.
BTN views station areas as strategic locations for housing development. Direct access to transportation is considered a key factor in market interest.
BTN’s Director of Consumer Banking, Hirwandi Gafar, noted that housing far from transportation tends to lack buyers.
“If the land is far from transportation, the apartments or flats will surely be empty. But if it’s close to KAI stations, people will definitely be more interested,” Hirwandi said.
This development is also aimed at addressing land limitations in big cities. Population growth is not matched by additional land, making the expansion of landed houses increasingly difficult.
“Jakarta doesn’t add land, but the population increases. So housing in Jakarta and other big cities must already be vertical housing,” Nixon said.
BTN also believes that vertical development helps preserve productive land. Expanding landed houses risks reducing agricultural land and increasing flood potential.
“If we keep forcing landed houses, productive land and rice fields will be depleted,” Nixon said.
