        "content": "<p>PT Bank Tabungan Negara (BTN) is beginning to develop housing in\nstation areas in collaboration with PT Kereta Api Indonesia (KAI). This\nproject targets the construction of at least five towers in the initial\nphase.<\/p>\n<p>BTN\u2019s President Director, Nixon Napitupulu, stated that this\npartnership marks the initial step in developing housing integrated with\npublic transportation.<\/p>\n<p>\u201cThis is what triggered the MoU with PT KAI,\u201d Nixon said during a\npress conference in Bandung on Thursday (9\/4\/2026).<\/p>\n<p>\u201cWe will try for at least five towers first,\u201d Nixon added.<\/p>\n<p>BTN views station areas as strategic locations for housing\ndevelopment. Direct access to transportation is considered a key factor\nin market interest.<\/p>\n<p>BTN\u2019s Director of Consumer Banking, Hirwandi Gafar, noted that\nhousing far from transportation tends to lack buyers.<\/p>\n<p>\u201cIf the land is far from transportation, the apartments or flats will\nsurely be empty. But if it\u2019s close to KAI stations, people will\ndefinitely be more interested,\u201d Hirwandi said.<\/p>\n<p>This development is also aimed at addressing land limitations in big\ncities. Population growth is not matched by additional land, making the\nexpansion of landed houses increasingly difficult.<\/p>\n<p>\u201cJakarta doesn\u2019t add land, but the population increases. So housing\nin Jakarta and other big cities must already be vertical housing,\u201d Nixon\nsaid.<\/p>\n<p>BTN also believes that vertical development helps preserve productive\nland. Expanding landed houses risks reducing agricultural land and\nincreasing flood potential.<\/p>\n<p>\u201cIf we keep forcing landed houses, productive land and rice fields\nwill be depleted,\u201d Nixon said.<\/p>",
