BTN Dominates 72% of Subsidised Mortgage Market Share
PT Bank Tabungan Negara (Persero) Tbk’s dominance in subsidised housing financing continues to strengthen. Together with its subsidiary, PT Bank Syariah Nasional, BTN controls around 72% of the subsidised KPR market share as of the end of March 2026. The realisation of its disbursements reached 28,811 housing units. This figure places BTN far ahead of its competitors. PT Bank Negara Indonesia (Persero) Tbk recorded only an 8.28% market share with 3,311 units. Followed by PT Bank Rakyat Indonesia (Persero) Tbk at 6.95% or 2,780 units, and PT Bank Mandiri (Persero) Tbk with 5.36% or 2,143 units. Meanwhile, PT Bank Syariah Indonesia Tbk is in the lowest position with 2.02% or 808 units. BTN’s Director of Consumer Banking, Hirwandi Gafar, stated that this achievement reinforces BTN’s position as the main player in housing financing for low-income communities (MBR). “The increase in market share reflects the growing trust of the public,” he said on Wednesday, 1 April 2026. Since disbursing its first KPR in 1976, BTN has financed more than 4 million housing units with a value reaching Rp 262.32 trillion. As of 27 March 2026, BTN’s subsidised KPR disbursements were recorded at Rp 3.65 trillion for 21,954 units. Throughout 2025, the realisation reached 132,803 units worth Rp 22.01 trillion. BTN, according to Hirwandi, will continue to expand access to housing financing through strengthened collaboration with the government and developers. These efforts are aimed at making subsidised KPR disbursements more equitable and on target.
