JAKARTA — PT Kereta Api Indonesia (Persero), or KAI, will develop approximately 2,200 apartment units in the area surrounding Manggarai Station in Jakarta, with prices starting from Rp 500 million.

The residential development is designed as a transit-oriented precinct integrated with public transport services.

KAI Chief Executive Bobby Rasyidin stated that the residential construction would be undertaken in the Manggarai Station area, which is one of Jakarta’s major transport hubs.

This was announced by Bobby during the launch of the Residential Development Programme in Support of the 3 Million Homes Initiative at Manggarai, Jakarta, on Monday (16 March 2026).

He explained that Manggarai Station would be integrated with various other transport modes, including the light rapid transit (LRT) being developed by PT Jakarta Propertindo or Jakpro, as well as intermodal integration with Transjakarta.

According to KAI data, during 2025 the number of passengers entering and exiting through Manggarai Station reached approximately 10.53 million people, with the station serving more than 200,000 transit passengers daily.

Rasyidin stated that the residential development in the precinct would consist of eight towers divided into two blocks: Block G and Block F. Each tower will have 12 storeys with a total of approximately 2,200 residential units.

Beyond Manggarai, KAI is also launching residential development in several other cities as part of its station-based precinct development programme.

In Bandung, the residential project will be built in the Kiaracondong Station area on approximately 7,600 square metres of land with a total of 753 units comprising two towers.

In Semarang, residential development is planned in the Dr Kariadi Station area on approximately 1.2 hectares of land with a total of 1,042 residential units comprising two towers rising 42 storeys.

Rasyidin stated that the station-based precinct development aims to create a more integrated urban ecosystem with public transport and support urban population mobility.

“Through this station-based precinct development, KAI wishes to present a more integrated urban ecosystem, residential areas close to public transport, more efficient land utilisation, and easier mobility for urban residents,” he said.
