Sky House BSD+ Launches Esplanade Tower Next to AEON Mall BSD City
Sky House BSD+ has launched Esplanade Tower, its latest and final tower situated directly next to AEON Mall BSD City. Located approximately 100 metres from the mall, the launch marks a new chapter for the development after its six previous towers achieved a sales rate of around 98 per cent. Head of Sales and Marketing Sky House BSD+, Tan Aries Wijaya, stated that this sales achievement reinforces Sky House BSD+’s position as a sought-after residential and investment choice in BSD City. He explained that Esplanade Tower introduces a more modern concept and will be the only final tower directly beside AEON Mall BSD City, connected directly to the Sky Garden. The concept delivers an integrated modern living experience with green areas, lifestyle centres, international education, and a digital business district. Esplanade Tower arrives amid BSD City’s transformation into a Special Economic Zone (KEK), which will focus on research, the digital economy, technology development, education, health, and the creative industries. The presence of various international institutions, business centres, and global health facilities is projected to drive demand for housing and rentals in the area. Tan noted that Esplanade Tower is expected to be one of the products with the highest demand, particularly because it is the only tower offering small studio units within walking distance of approximately 100 metres to AEON Mall BSD City. Embracing a mixed-use concept, Esplanade Tower offers a range of products including apartments, SOHO units, and exclusive retail areas. The tower is also supported by indoor and outdoor facilities such as a swimming pool, Sky Garden, gym room, sauna, video room, meeting room, and book bar. From an investment perspective, Tan noted that Sky House BSD+ has demonstrated strong performance, with a residential occupancy rate exceeding 80 per cent and a total of more than 4,000 residents. Based on the performance of previous towers, studio types in Leonie Tower and Kensington Tower are estimated to achieve a return on investment of around 9 per cent per annum.
