Sinarmas Land Targets Rp 10 Trillion in Marketing Sales, Expands with Two Projects in Samarinda

Property giant Sinarmas Land, through PT Bumi Serpong Damai Tbk (BSDE), has officially set a pre-sales (marketing sales) target of Rp 10 trillion for the 2026 fiscal year.

This figure, which appears in line with the previous year’s achievement, reflects a conservative approach by management amidst optimistic market conditions, supported by fiscal incentives.

BSDE’s Director of Finance, Hermawan Wijaya, affirmed that the target was set by calculating the consistently strong underlying demand, especially in township projects that have been the company’s mainstay for over three decades.

Of the total Rp 10 trillion, the residential segment will account for the largest portion, namely Rp 5 trillion (50 percent), followed by commercial at Rp 3.5 trillion (35 percent), and strategic partnerships (joint ventures) at Rp 1.5 trillion (15 percent).

“In terms of area, BSD City still provides the largest contribution. Other locations that are significant contributors include the Cibubur area through Kota Wisata, Grand Wisata in Bekasi, as well as Balikpapan and Rancamaya,” said Hermawan, in response to Kompas.com, Wednesday (February 25, 2026).

Nava Park and Grand Wisata will each contribute Rp 1 trillion or 10 percent and Rp 700 billion or 7 percent, respectively, of the total pre-sales target for the residential segment.

With this projection, BSD City will remain the largest contributor compared to other residential projects developed by BSDE.

The BSD City commercial area is projected to contribute Rp 1.80 trillion or 18 percent of the 2026 commercial segment pre-sales target.

Other projects projected to contribute to the commercial segment include a combination of commercial areas in various townships outside of BSD City, as well as the Southgate Apartments, each of which is projected to contribute Rp 950 billion or 10 percent and Rp 200 billion or 2 percent of the total pre-sales target for the 2026 commercial segment.

Hermawan added that BSDE continues to develop BSD City as a high-value self-contained urban area by presenting quality residential and commercial products, as well as establishing strategic collaborations with various partners to enhance BSD City’s appeal as a green and modern self-contained city.

Moreover, the value of the BSD City area is highly dependent on the completion of strategic national infrastructure projects.

The Serpong-Balaraja (Serbaraja) Toll Road Phase 2 and 3, for example, are now the focus of attention.
