Sinar Mas Land Completes Construction of Medical Suites Structure in BSD City
In line with the government’s plans to accelerate the transformation of the national healthcare sector through increased investment, medical technology innovation, and the construction of global-standard facilities, Sinar Mas Land is playing a strategic role by developing the Medical Suites in the International Education, Technology, and Healthcare Special Economic Zone (KEK ETKI) in Banten, or the D-HUB Special Economic Zone (SEZ) in BSD City.
The international-standard healthcare facility for medical services, research, and education has now entered its final stage, marked by the topping-off ceremony on Friday, 10 April 2026.
Acting Secretary General of the National Special Economic Zones Council, Rizal Edwin Manansang, commended all parties that have contributed to the development of KEK ETKI Banten through PT Surya Inter Wisesa, part of Sinar Mas Land, for successfully realising the Medical Suites project.
Since officially commencing operations in November 2025 until December 2025, the KEZ recorded an investment realisation of Rp1.19 trillion, with 836 jobs created and involving 14 business actors.
“Today’s topping-off of the Medical Suites is an important milestone in the development of KEK ETKI Banten, which not only marks the completion of the building structure but also demonstrates tangible progress in developing the ecosystem, particularly in the healthcare sector,” he stated.
In line with these achievements, he invited all stakeholders to continue accelerating the development of KEK ETKI Banten to provide real impacts on the national economy, especially in delivering international-standard healthcare services that can improve domestic service quality and retain foreign exchange outflows.
CEO of Commercial BSD at Sinar Mas Land, Anna Budiman, stated that the Medical Suites is designed as a living ecosystem integrating medical services, education, and innovation. She hopes its presence will drive improvements in Indonesia’s healthcare service quality towards international standards, while also serving as a new competitive benchmark at the regional and global levels.
“This development is also expected to attract collaborations with international partners and strengthen Indonesia’s position as a destination for quality healthcare services. The Medical Suites is targeted to begin operations in Q4 2026.”
It is worth noting that the Medical Suites is the second healthcare sector development by the Business Unit for Property Projects (BUPP) of PT Surya Inter Wisesa, following the construction of the BMC building. For information, the BMC building has currently achieved 100 percent occupancy for the Science Tower, supported by tenants that have obtained Operational Permits and foreign medical personnel who have secured Practice Permits.

The development of the Medical Suites is driven by market needs for ready-to-use healthcare service facilities, allowing investors, particularly foreign investors, to quickly commence operations within the KEZ area. In the future, D-HUB SEZ also targets the presence of other strategic tenants such as medical universities, laboratory and diagnostic centres, and specialist clinics, so this building is expected to become a hub for healthcare services and development.
The Medical Suites itself consists of six floors with a total building area of nearly 20,000 m². The building offers flexible rental units, ranging from 200 m² to 2,600 m². The Medical Suites is designed with Biosafety Level 2 (BSL-2) standards to ensure laboratory and medical facility operational safety.
The building is equipped with an optimal natural ventilation system, full electricity power backup (full genset backup) to ensure service continuity, and high floor load capacity (high dead-load capacity) that supports the use of high-tech medical equipment. With these specifications, the Medical Suites can accommodate diverse needs of healthcare service providers, research activities, and medical innovation development reliably and to international standards.
Located in D-HUB SEZ BSD City, the Medical Suites provides various investment facilitations for local and global investors to develop businesses in the healthcare sector. These incentives include exemptions from corporate income tax, Value Added Tax (VAT), Luxury Goods Sales Tax (PPnBM), and import duties, as well as eased practice permits for foreign medical personnel, flexibility in importing equipment and medicines, and leniency in hospital and clinic classifications.
The Medical Suites is also situated within a dynamic ecosystem inhabited by startups, incubators, and technology company accelerators, thereby opening opportunities for sustainable cross-sector synergies as a centre for collaboration and innovation.
