Save 30% on Energy: Colliers and HIJAU Collaborate to Promote Building Efficiency
PT Colliers International Indonesia has teamed up with PT Investasi Hijau Selaras (HIJAU) to deliver a smart cooling solution based on a zero initial investment or zero capital expenditure (CAPEX) model. This collaboration targets the commercial property sector, including offices, hotels, shopping centres, and industrial zones with substantial cooling needs.
Managing Director of PT Colliers International Indonesia, Michael D. Broomell, stated that this partnership forms part of the company’s strategy to build a credible ecosystem of green technology partners in Indonesia.
“Through the Cooling as a Service (CaaS) model, we aim to provide measurable energy efficiency solutions without burdening clients with upfront investments,” Michael said in a written statement on Monday (4/5/2026).
Colliers assesses the market potential for smart cooling in Indonesia as vast. As a tropical country, air conditioning systems are vital to building operations and can account for up to 40-60% of total electricity consumption in commercial buildings.
“This zero CAPEX model opens up markets previously hindered by initial costs, while addressing the growing demands for efficiency and higher ESG standards,” Michael explained.
In this partnership, Colliers will identify potential clients, facilitate discussions, and ensure the offered solutions align with operational needs and sustainability goals.
HIJAU Covers Everything, Clients Just Use It
Head of Business Development at HIJAU, Fahmi Rijal, explained that the solution adopts a full-service concept without initial investment.
Under this scheme, HIJAU manages all aspects from financing and installation to operation and maintenance of the cooling systems. Clients simply pay based on service usage.
“With this approach, customers can immediately enjoy efficiency without being burdened by CAPEX or technical risks,” Fahmi said.
HIJAU prioritises implementation in high-rise office buildings, shopping centres, and hotels—particularly older operational structures.
This segment features complex HVAC systems with significant energy efficiency opportunities, especially through retrofitting or modernising systems.
“Without needing major upfront investments, building owners can enhance asset performance while maintaining service quality for tenants,” he added.
Supports ESG Targets and Reduces Emissions
Beyond cost efficiency, the CaaS model is seen as supporting companies’ sustainability goals. With more efficient cooling systems, electricity consumption can be reduced, helping to lower indirect emissions (Scope 2).
This step is considered crucial given that the building sector contributes around 30% to global energy consumption and is one of the largest sources of carbon emissions.
“Green buildings and net zero are no longer just trends but business necessities,” Fahmi added.
In the long term, the Colliers and HIJAU partnership is expected to evolve into a broader ecosystem of sustainability solutions, where energy efficiency becomes the new standard in commercial property management.
“Hopefully, energy efficiency will no longer be an option but a baseline in the property industry moving forward,” Michael concluded.
