Rupiah Weakness Does Not Dampen Interest of Wealthy in Luxury Housing Hunt
The weakening of the Rupiah exchange rate, approaching the level of Rp18,000 per US Dollar, is assessed to have had little impact on the interest of high-purchasing-power groups in premium housing. Several developers have noted that demand from the ultra-high-net-worth individual (UHNWI) segment remains steady, particularly for products offering exclusivity, privacy, and environmental quality.
Head of Marketing & Business Development at NavaPark, Wanto Ngali, stated that the current Rupiah exchange rate condition is not yet a primary factor influencing house purchase decisions in the premium segment. According to him, the majority of consumers have already allocated specific budgets to seek housing that meets their needs and lifestyle.
“The majority of buyers purchase these houses for personal use with their families. They basically already have a budget to seek the house upgrades they desire. So, it is not because the Ruplan is weakening that they cannot buy,” said Wanto during the launch of Island Villa in BSD City on Wednesday.
He acknowledged that some potential buyers choose to wait and observe economic developments before making a decision. However, many proceed with transactions immediately upon seeing the offered products. According to Wanto, the market response to Island Villa has been quite positive; of the 12 units in the initial marketing phase, six units were sold within approximately two weeks, including three Signature-type units.
Wanto explained that premium housing buyers generally come from the UHNWI segment, which has different needs compared to general consumers. In addition to considering the building, they also pay attention to the environment, comfort, privacy, and the quality of life offered by an area.
“We are trying to enter a blue ocean market by targeting the ultra-high-net-worth individual segment. This market is very small, but the expectations are very high,” said Wanto.
Deputy Project Director of NavaPark, Jonathan Widjanarko Rukma, stated that current demand trends for premium housing are supported not only by location and design but also by the quality of the environment that supports a healthy lifestyle. He noted that the Island Villa area is developed with a resort-style living concept integrated with green open spaces. Out of a total land area of eight hectares, approximately 2.1 hectares are dedicated to green areas, including a one-hectare central park.
Furthermore, residents gain direct access to the 10-hectare Botanic Park surrounding the area. Jonathan believes that the presence of vast green open spaces is an increasingly sought-after factor for high-end consumers amidst dense urban areas.
“We are not just selling houses. We are selling a lifestyle, an environment, and a different life experience,” said Jonathan.
Developers believe that exclusivity, green environments, and the limited number of units are the main attractions for high-end consumers. Consequently, demand for premium housing is expected to remain stable despite the general market facing challenges due to Rupiah exchange rate pressures and global economic uncertainty.
