Rp 20 Billion Investment Makes Sentral Senayan I Jakarta's Greenest Old Office Building
JAKARTA - Sentral Senayan I, located in Senayan Square, Central Jakarta, which has stood since 1997, has recently shattered the stigma that old buildings are an environmental burden.
With the achievement of Greenship Existing Building (EB) Platinum certification from the Green Building Council Indonesia (GBCI), this building officially becomes the 504th structure in Indonesia to hold the green designation with a score of 90 points.
The Platinum rating is the highest tier in the Greenship hierarchy. To attain it, a building must demonstrate performance that exceeds regulatory compliance standards.
GBCI General Chairman, Ignesjz Kemalawarta, emphasised that a building’s true environmental impact occurs not during design or construction, but during operations.
“What is done after the building is occupied is key. Sentral Senayan I reflects a high level of consistency and discipline in building operations,” Ignesjz stated to Kompas.com on Wednesday (15/4/2026).
He added that out of millions of buildings in Indonesia, only 504 are green-certified. This number remains very small compared to the total stock of buildings dating back to the 1970s era.
Sentral Senayan I now serves as a new standard for 1990s-era buildings to pursue decarbonisation.
How can a nearly three-decade-old building be more efficient than new ones?
PT Senayan Trikarya Sempana (STS) and Kajima Corporation conducted a total audit of the building’s vital systems and invested Rp 20 billion.
- Optimisation of HVAC and Chiller
The air conditioning system (HVAC) is the largest energy consumer in tropical buildings.
STS replaced the old chiller with the latest technology and implemented a Variable Air Volume (VAV) system. As a result, energy consumption for cooling decreased by more than 12 percent.
