Residential estates with cultural themes becoming popular

More people need residential areas that not only are secure,
healthy, comfortable and free from pollution, but that also allow
them to relax, have fun, try out "different" cultures and enjoy
some natural beauty.

This might explain why most large-scale real estate developers
offer exclusive residential housing estates with cultural and
environmental themes.

Unlike most ordinary residential housing complexes that
function merely as a place to live, exclusive residential estates
allow residents to engage in other recreational activities
because they come with such facilities as a sports club, leisure
centers, a food court and a trade center.

Most houses built in housing complexes have unique
architectural designs, many of which are adopted from overseas
countries. Particular housing estates also hold cultural events
to please residents.

BSD City, for instance, is now constructing the De Latinos
housing estate in Bumi Serpong Damai (BSD), Tangerang, Banten.

Under its master plan, the De Latinos housing estate will have
the flavor of Latin America, known for its cultural wealth and
life spirit, as seen in their vibrant and colorful festivals and
carnivals.

The De Latinos residential estate is expected to provide
residents with access to Latin American culture, especially a
lifestyle that appreciates the spirit of life, according to BSD
City's marketing development senior manager, Alexander Bentur.

He said the main entrance gate at De Latinos would be
decorated with a variety of icons and colorful water fountains,
one of the outstanding features of Latin America.

Latin American words will not only be used to name housing
clusters but also other facilities, such as the Atlantis Sports
Palace, a sports club that comprises a tennis, volleyball and
basketball courts, a fitness center, gymnasium and a swimming
pool; Titica Lake, a recreational center that take the form of a
man-made beach; the Paramaribo Commercial Square, a business
center; and Centro Havana, which is a place where residents can
get together.

The De Latinos housing estate covers some 80 hectares of land
on which some 2,200 houses will be built in different clusters
within four or five years.

About 200 exclusive houses in the Cluster Hacienda Mexicano
are now under construction and are expected to be completed next
year, said Alexander.

Alexander is upbeat about the prospects of the residential
estate, saying that over 1,000 houses in four planned clusters
had been sold during the prelaunch of De Latinos.

House prices depend on the cluster and type. The most
affordable house at De Latinos is about Rp 320 million for a
75/112 square meter house in Cluster Alpaca. A 237/200 square
meter house in Cluster Abaco and Adros Bahama Resort sells for
about Rp 926 million.

Other residential housing estates that have been developed are
increasingly attractive to customers. The Kota Wisata residential
housing estate, for instance, has attracted about 2,500 families
thanks to the international flavor of the estate.

Each family occupies a house in a cluster that meets their
interests and tastes. For those who prefer a Western atmosphere,
they have Cluster Monaco, Orlando, San Francisco, Beverly Hills,
Montreal, Vancouver or Wellington. Those who enjoy an Eastern can
choose Cluster Indonesia, China or Japan.

Besides statues decorating the estate's main park, each
cluster, with its houses, minimarket, restaurants and cafes, is
decorated in the typical style of its namesake country. For
instance, at Cluster China most restaurants, cafes and shops have
typical Chinese decorations, with red dominating the color of the
houses and the facilities.

Cluster China holds dragon dances on a regular basis to the
delight of residents.

Kota Wisata covers some 1,000 hectares of land, with about
6,000 houses and shop-houses in different clusters. Each cluster
consists of between 250 and 300 houses, complete with facilities
like playgrounds, minimarkets and recreational centers.

Under its original plan, the developer of Kota Wisata, PT Duta
Pertiwi, planned to build some 10,000 house.

The prices of the exclusive houses range from Rp 300 million
to Rp 2.3 billion.
