Regional Connectivity Serves as Capital for Area Growth
The enhancement of regional connectivity and the growth of buffer zones are assessed to be driving public interest in residential properties in Cirebon. Amidst global economic challenges and rising building material costs, the property market in Cirebon is expected to maintain a relatively stable trend through mid-2026.
I Putu Dian Arie Wibawa, Project Manager of CitraLand Cirebon, stated that demand for housing in Cirelar remains growing, particularly among young families and professionals. He noted that residents are no longer just looking for a place to live, but for areas that are comfortable, easily accessible, and offer long-term investment prospects. “The housing market in Cirebon remains very good, especially for areas offering complete facilities, security, good environmental concepts, and the potential for future property value appreciation,” Putu said on Monday.
He added that infrastructure development and inter-regional connectivity are key factors making Cirebon an increasingly attractive residential location. The growth of buffer zones is also driving the need for housing integrated with supporting facilities. This phenomenon is reflected in CitraLand Cirebon’s performance, where sales of its integrated housing project reached approximately 45% of its annual target as of May 2026.
According to Putu, the property sector remains relatively resilient compared to other sectors, even though global economic conditions and rising basic needs have impacted market psychology. “The need for housing remains a primary necessity, making the property market relatively shock-resistant,” he remarked.
To maintain sales growth, developers are implementing several strategies, ranging from introducing products tailored to market needs and strengthening area concepts to maintaining construction quality and offering more flexible payment programmes. Currently, the majority of buyers in the area are end-users, primarily young families and professionals seeking well-organised environments with complete facilities. Popular house types this year include Primrose, Neo Marigold, Neo Iris, and the newest cluster, Elderwood, featuring the single-storey Dianella type.
Agustino Sasongko, Marketing Manager of CitraLand Cirebon, stated that residential development depends not only on the buildings themselves but also on the environmental concept and facilities that support residents’ activities. One of the latest products being developed is the Elderwood Cluster, which features a modern residential concept with a lake atmosphere and green open spaces. “Elderwood offers a living experience with a resort ambience and a lake view as the main focal point of the area. This is something new in Cirebon,” said Agustino.
He noted that the lake concept is a major attraction, providing a calmer, more exclusive, and comfortable atmosphere. “This is the first cluster with a lake concept in Cirebon. Besides enhancing the area’s aesthetics, the lake also creates a space for interaction and lifestyle for residents,” he added. Houses in the Elderwood Cluster are marketed with prices ranging from IDR 590 million to IDR 1.5 billion, consisting of four types: Amara, Bridelia, Clusia, and Dianella.
In addition to residential housing, the commercial property market in Cirebon also shows promise. The growth of business, culinary, and service activities is driving the need for commercial spaces in strategic locations. Agustino noted that demand for shophouses (ruko) in the CitraLard Cirebon area remains high due to the expanding resident community. Currently, only one unit of three-storey ready-stock shophouse remains, priced at approximately IDR 2.5 billion.
CitraLand Cirebon continues to develop area facilities, such as a sports club, commercial areas, an ATM centre, ‘The Clane’ culinary area, green open spaces, and 24-hour security systems. Lifestyle support facilities, including laundries, gyms, and office areas, are also being developed gradually. Agustino assessed that the long-term prospects for the Cirebon property market remain positive, citing Cirebon’s strategic position and infrastructure development as vital drivers for sector growth.
