Public Transport Changes How People Choose Where to Live
Access to public transport is increasingly becoming a consideration for urban communities when choosing a place to live in Jakarta’s buffer zones. Amid relatively high housing prices in the capital, travel time to activity centres now also influences the decision to buy a home.
This condition is encouraging housing development in areas that remain close to Jakarta while being connected to mass transport networks. One example can be seen in the Cireundeu area of Ciputat, South Tangerang, which is located near a South Jakarta transport node.
Synthesis Development, through its Arsa Homes project, is offering landed housing about five minutes from Lebak Bulus MRT Station. The location is also about 10 minutes from the TB Simatupang and Pondok Indah business districts.
Proximity to the MRT is one of the considerations being offered to young families and workers who are active in Jakarta, especially those who want to live in a buffer zone without facing excessively long daily commutes.
Synthesis Development Chief Operating Officer Aldo Daniel said that consumer demand for housing is no longer centred solely on the building itself.
“We developed Arsa Homes as a housing option for families and professionals who want to remain close to Jakarta but need a more comfortable and well-planned living environment. For us, access, build quality, facilities and everyday comfort need to be present as a single unit,” said Aldo.
The growing need for connectivity is also encouraging developers to combine location factors with facilities within the estate. Arsa Homes, for example, is equipped with a clubhouse, swimming pool, gym, children’s play area, as well as a one-gate security system and CCTV.
The houses in the estate feature modern designs with large openings to maximise natural lighting. In terms of construction, the developer uses pile foundations.
Two house types are offered. The Asha type has a land area of 53 square metres and a building area of 63 square metres, with three bedrooms, two bathrooms and one carport. Meanwhile, the Naya type is built on 61 square metres of land with a building area of 78 square metres, three bedrooms, two bathrooms and two carports.
At the show unit opening in August 2026, Arsa Homes units were marketed from around Rp1.6 billion for a limited number, compared with a normal price starting from around Rp1.9 billion. The developer is also offering a financing scheme through mortgage loans with instalments starting from around Rp8 million per month.
The presence of housing projects around the MRT corridor shows how transport connectivity is increasingly becoming part of the development strategy for Jakarta’s buffer zones. For urban communities, considerations about where to live are beginning to shift from merely price and building size towards the efficiency of daily travel.
