PT KAI Constructs Apartment Complex at Manggarai
PT Kereta Api Indonesia (Persero) or KAI has begun constructing an apartment complex priced at Rp500–600 million per unit near Manggarai Station. The housing development is part of President Prabowo Subianto’s government’s three million homes programme.
KAI’s President Director Bobby Rasyidin stated that 2,200 units would be available. “The unit types we will construct are Type 45 and Type 52,” he said during the project inauguration ceremony on Jalan Manggarai VII, Jakarta, on Monday, 16 March 2026.
The project, managed by KAI Properti, will market Type 45 units at Rp500 million each, whilst Type 52 units will be priced at Rp600 million. The scheme will comprise eight towers consisting of Block F spanning 15,014 square metres and Block G spanning 6,925 square metres.
Block F will contain 1,300 Type 45 units and 250 Type 52 units. Block G will feature 500 Type 45 units and 150 Type 52 units.
Rasyidin stated that financing for the apartment complex comes from PT KAI, loans, and the Badan Pengelola Investasi Daya Anagata Nusantara (BPI Danantara). However, he did not disclose the total project development cost. “The target is to zero out the land acquisition rights because this is KAI land,” he said.
The project is targeted for completion in early 2027, with key handover to unit owners to follow. The proximity to Manggarai Station is positioned as a key strategic selling point for the marketed units.
