PT KAI Builds Vertical Housing at Manggarai, Kiaracondong and Gubeng Stations
PT Kereta Api Indonesia (KAI) will construct 2,200 vertical housing units across 2.2 hectares of land in the Manggarai Station area in South Jakarta, with residents—primarily from low-income households—expected to occupy the units by early 2027.
“We will commence work shortly, so that by the beginning of 2027, we can hand over the keys to these units,” said KAI Managing Director Bobby Rasyidin at the launch event for ‘Housing Development in Support of the 3 Million Homes Programme’ at Manggarai Station in Jakarta on Monday (16 March 2026). He was accompanied by Infrastructure Minister Agus Harimurti Yudhoyono (AHY) and Transport Minister Dudy Purwagandhi.
The housing will comprise eight towers across Blocks G and F, each standing 12 storeys high, offering units in 45 and 52 square-metre configurations. The 45 square-metre units are priced at 500 million rupiah per unit, whilst the 52 square-metre units are priced at 600 million rupiah per unit.
Bobby explained that affordability is achieved by waiving land acquisition costs, since the land belongs to KAI. “The size is significantly larger at 45-52 square metres, and our target buyer is the low-income household. We nullify the land acquisition value because this is KAI’s own land. In other commercial areas, you wouldn’t be able to achieve such pricing,” he stated.
Financing for the project comes from KAI’s own allocation, domestic loans and funds from Danantara (Investment Management Agency for Future State Assets of the Archipelago).
Manggarai Station serves as a major transport hub in Jakarta, with over 770 train journeys passing through daily, comprising 638 KRL Commuter Line services and 70 Soekarno-Hatta Airport Railway services. The station will be integrated with Jakarta’s LRT and a Transjakarta bus interchange. Throughout 2025, 10.53 million passengers passed through Manggarai Station, with the station serving over 200,000 transit passengers daily.
Alongside the Manggarai development, KAI has launched housing construction at three additional locations. Kiaracondong Station in Bandung will feature 753 units across two towers on a 7,600 square-metre site. A station near Dr Kariadi Hospital in Semarang will include 1,042 units in two towers standing 42 storeys high across 1.2 hectares. Gubeng Station in Surabaya will see 1,489 units constructed across two towers 52 storeys high on a 1.2-hectare site.
