PT Aerowisata opens new star-rated hotel in Bali

JAKARTA (JP): PT Aerowisata, a subsidiary of national air carrier Garuda Indonesia, will market Resor Sekar Nusa Bali, a new star-rated hotel in Bali which applies a new concept of ownership.

Sekar Nusa, owned by PT Jasmine Inti Nusa, will offer for sale 149 villas on a four-hectare plot near the well-known Nusa Dua tourist resort in Bali.

Jasmine's president, Erie Irawan Kaslan, told reporters after signing the marketing agreement with Aerowisata's vice president for marketing, Max J. Sahulata, that the villas would have three different sale prices -- ranging from Rp 950 million (US$412,000) to Rp 285 million ($123,000) -- depending on the size of the plot, building and amenities.

"People buying the villas will have land and building certificates, not just strata-title certificates like those in the apartment business," he said.

He added that the fully-furnished villas would be beneficial investments as the dwellings will be marketed as four-star hotel- rooms with an estimated rate of $110 per day.

"The owners will have a 30-day privilege per year to stay at their villas. With special calculation, however, owners may re- lease the villas to their own relatives," Erie said.

He added that his company guarantees high occupancy rates for the properties, located at a prime site in Bali with a traditional touch of design.

"We target to complete the construction of 52 villas by September this year. Total completion is expected in March 1997," he said, adding that the project would need investments of Rp 50 billion.

Max said that under the agreement signed yesterday, Aerowisata will only market Sekar Nusa and would not get involved in its management.

Aerowisata began its associate hotel business in late 1994 by inking an agreement with Ambhara Hotel in South Jakarta, which last year recorded the highest occupancy rate of 95 percent in the city.

Aerowisata markets its associate hotels worldwide through its overseas representative offices in Singapore, Japan, France and New York, USA.

Aerowisata currently operates six hotels -- Sanur Hotel (100 percent owned by Aerowisata) and Nusa Dua Beach Hotel in Bali, Preanger in Bandung, West Java, Pusako in Bukittinggi, West Sumatra, Senggigi in Lombok, West Nusa Tenggara, and Biak Hotel in Irian Jaya.

Later this year, the company will also start managing Biliton Hotel on Belitung Island, South Sumatra.

"We will own and manage another four-star hotel on Jl. Saharjo, South Jakarta," he said. "We will also get our associate hotels with two more in Bandung and Toraja, South Sulawesi."

Aerowisata, which was founded in 1973, runs an airline catering service as its core business. (icn)
