JAKARTA, KOMPAS.com - The difference between ready stock (move-in ready) houses and indent houses often becomes a question for prospective property buyers. Both terms essentially relate to the availability of the unit at the time of the transaction. In foreign terms, a move-in ready house is known as a completed house or ready unit, which is a dwelling that has already been fully constructed and is ready to be occupied. Meanwhile, an indent house is often referred to as a pre-order house or off-plan property, which is a property sold before or during the construction process. An indent house refers to a dwelling whose unit is not yet available when offered. House construction is usually started only after a buyer makes a down payment or DP (initial payment). In contrast, a move-in ready house is a dwelling whose unit is already available. Prospective buyers can directly view the physical condition of the house, and after the payment process, whether in cash or through home ownership credit (KPR), the unit can be immediately handed over and used. Deputy General Chairman of the Central Board of the Indonesian Real Estate Association (Waketum DPP REI) Bambang Ekajaya said that the main difference between the two lies in the availability of the unit. “In ready stock, the unit already exists and is ready to use, whereas in indent, the unit is not yet available and is only built after there is a buyer,” Bambang stated in response to Kompas.com on Wednesday (22/4/2026). In practice, the indent and ready stock schemes become two common options offered by developers to consumers, with different purchase mechanisms and handover times. In a journal written by Aryani Widyakusuma, Azrar Hadi, and Joko Adianto titled “Preferences for Choosing Housing Units in Cluster-Type Housing (Case Study: The Grand Sentul)”, indent houses are said to be more related to design preferences and initial prices. Meanwhile, ready stock houses are more related to actual conditions and direct location. Thus, the differences between ready stock and indent can be drawn as follows:
