ENTERING early 2026, the Jabodetabek property market is displaying stable trends with an upward inclination, particularly in the landed house segment priced between Rp800 million and Rp2 billion. Additionally, strategic access via the Desari Toll Road, Cinere-Serpong Toll Road, and Pamulang-BSD Toll Road further strengthens the area’s value.

“Sawangan is now developing into a green residential area with expanding lifestyle and commercial facilities. The smart city concept and Margonda 2 development plans are also driving the area’s appeal,” said Aileen, according to a press release received on Monday (9 March).

Early 2026 represents a positive momentum for property sales. The Government-Borne VAT (Value Added Tax) incentive is also driving purchase interest, particularly for middle-to-upper segment family house types.

This positive trend is also experienced in house sales at Gardens at Candi Sawangan. According to Aileen, the majority of house buyers at Gardens at Candi Sawangan are young couples and young families as end users, as well as upgraders from Depok, Jakarta South, and Tangerang South.

“The beginning of the year is typically when families arrange their financial planning. Added to the Government-Borne VAT incentive, increasingly strong area awareness, healthy living trends, and improving accessibility, this becomes a very positive combination,” she explained.

Gardens at Candi Sawangan is also optimising digital marketing strategies through comprehensive education about Government-Borne VAT benefits, light down payment bundling promotions, cashback of tens of millions of rupiah, and retargeting old leads to increase conversion into transactions.

With an area of approximately 250 hectares, Gardens at Candi Sawangan is designed as a community-based integrated area. It offers residential and commercial zoning, extensive green open spaces, sports facilities, clubhouse, and public areas for events.
