Prefabrication System Enters Premium Commercial Phase

VIROLAB has entered a market-ready phase after testing its prefabrication system through TenuNYamaN as a pilot project at ARCH 2026. This readiness was demonstrated at JIA Curated 2026 through a complete building assembled on-site in just over a week, catering to luxury hospitality and premium residential projects in tropical areas. Executive Vice President of PT Polymindo Permata Johan Yang stated that this phase marks a shift in focus from proof-of-concept to the application of the system in real projects. “Our focus now is no longer just showing that prefabrication can work, but that ViroFab is ready to be applied with certainty of quality, time, and cost without sacrificing design freedom,” he said recently. He explained that TenuNYamaN at JIA Curated 2026 (13-17 August 2026) at Pengembak Beach, Sanur, Bali, was presented as a living showcase that could be entered and evaluated directly. All building elements were fabricated in the factory and then assembled on-site, with construction time taking just over a week. The shift to the market-ready phase, he said, also highlights the main issues of premium projects: schedule uncertainty, cost overruns, and quality consistency. Through the off-site fabrication system, work is carried out in a more controlled factory environment, allowing processes to run in parallel, timelines to be more measurable, and cost planning to be done earlier. This approach also maintains consistency of results in large-scale projects. Johan emphasised that the main value of this system is not just speed. “We deliver certainty for luxury development,” he said. ViroFab is developed with six principles: Assured Quality, Precise Timeline, Calculated Budget, Customizable Design, Tropical Durability, and Low Maintenance. The system enables precise panel production, more definite schedules, more accurate cost estimates, and design flexibility for architects. Everything is designed for tropical climate conditions with lower maintenance requirements. Johan revealed that Bali was chosen as the location due to the high demand for luxury hospitality projects that combine design, spatial experience, and natural character. The system is intended for the development of luxury villas, boutique resorts, wellness retreats, island developments, beachfront hospitality, and premium residential properties. The philosophy embraced is “We do not build against nature. We weave within it,” positioning architecture as part of the environment. TenuNYamaN is also designed as a sensory living experience that integrates architecture, interior, furniture, lighting, landscape, materials, and even fragrance into one spatial unity. “We want visitors to feel how all elements work together to create a spatial experience, not just see products separately,” said Johan. The project involved various collaborations, with VIRO and Häfele Indonesia as lead collaborators, along with partners such as HUBU, ROCA, QUADRA, ROMAN, MONOLIT, RZB, VANIA, GOODVIBES, ASTA, ARCSTONE, TEKA, and INLITE. This collaboration demonstrates that premium projects require the integration of manufacturing, design, materials, technology, and craftsmanship within a single system. Beyond the construction process, ViroFab also offers a two-year warranty for manufacturing and structural defects, with an option for an extended warranty of up to 10 years through a service contract. This scheme is part of the effort to provide long-term certainty regarding building performance. With its entry into the market-ready phase, ViroFab is now being directed towards commercial application in luxury hospitality and premium residential projects, while offering a new construction approach in tropical regions that combines efficiency, certainty, and spatial experience.
