Jakarta Governor Pramono Anung has revealed that the revitalisation process for the Blok M area in South Jakarta has previously experienced significant setbacks. Pramono noted that the primary obstacle was rooted in bureaucracy.

This was stated by Pramono during the launch of the ‘Ultimate Phase’ design concept for the Blok M transformation in South Jakarta on Tuesday (6/10/2026). Pramono mentioned that the Blok M revitalisation process had faced periods of uncertainty. He even went as far as instructing the President Director of MRT Jakarta, Tuhiyat, to seek alternative investors if the process continued to fluctuate.

“When the process was moving back and forth, I told the President Director, ‘Sir, if it keeps moving back and forth, find another investor. Perhaps Intiland is not interested’,” said Pramono.

However, according to Pramono, the issue was not a lack of interest from investors. He admitted that the obstacles originated from within the bureaucracy itself.

“It turns out that was not the case. I must say honestly, the problem often lies within the bureaucracy itself,” he remarked.

Pramono stated that the bureaucracy hindering the investment process must be reformed. He called for the simplification of licensing processes and various other requirements for area development.

“Therefore, I said, enough… this kind of bureaucracy must be tidied up, streamlined, and made easier,” he added.

On the other hand, Pramono mentioned that the Jakarta Provincial Government has issued Governor Regulation (Pergub) Number 11 of 2026. He stated that this regulation was created to facilitate several processes related to construction.

“Pak Heru issued Pergub Number 11 of 2026 to provide greater ease in processes regarding Floor Area Ratio (KLB), Certificate of Occupancy (SLF), and so on,” he said.

Pramono believes that simplifying the bureaucracy is essential to ensure investors can more easily realise development projects. He is confident that these improvements will ultimately benefit Jakarta.

The ‘Ultimate Phase’ revitalisation of Blok M will encompass several major changes. The President Director of MRT Jakarta, Tuhiyat, stated that five transformations are being prepared: terminal revitalisation, mixed-use development, improved accessibility and integration, new commercial destinations, and public open spaces.

The Blok M area is targeted to become ten times larger than its current state, while public open spaces will be expanded fivefold.

“The public open space, once built, will be five times larger than what currently exists. In terms of the area itself, it will be ten times larger than it is now,” said Tuhiyat.
