PPK Kemayoran Develops Integrated Business and Residential Area
REPUBLIKA.CO.ID, JAKARTA — The need for integrated areas that combine business, residential, and public functions continues to rise in Jakarta. Land limitations in the city centre make large-scale development increasingly restricted, while the demand for new economic spaces keeps growing.
The Pusat Pengelolaan Komplek Kemayoran (PPK Kemayoran) has begun developing the Kemayoran area as an integrated business and residential zone in Central Jakarta. The approximately 450-hectare area is considered to have substantial development potential compared to other premium districts in the capital.
PPK Kemayoran is developing a concept that integrates residential areas, offices, public facilities, and business and entertainment centres within one region. This mixed-use development model is seen as one of the primary needs for modern urban areas.
Currently, the Kemayoran area is equipped with various facilities such as apartments, hotels, restaurants, a golf course, office areas, and the Jakarta International Expo (JIEXPO), which serves as a national and international MICE hub. Exhibition and event activities are said to be one of the economic drivers of the area.
Additionally, the presence of Wisma Atlet strengthens the area’s function as a residential zone connected to business and commercial activity centres. This condition positions Kemayoran as an emerging livable district in the heart of Jakarta.
PPK Kemayoran is also enhancing supporting infrastructure, from security systems and cleanliness to environmental landscaping. Area surveillance is conducted in an integrated manner with personnel stationed at several strategic points.
Amid the high density of Central Jakarta, the Kemayoran area also maintains green spaces and open areas. Landscape planning and greening are considered essential in preserving the environmental quality of the area.
PPK Kemayoran President Director Teddy Robinson Siahaan stated that the Kemayoran area has significant potential as a strategic district in the city centre.
“We see that PPK Kemayoran has advantages as a strategic area in the city centre with very substantial development potential,” he said on Thursday (7/5/2026).
Teddy added that strengthening connectivity and area integration will be the focus of future development.
“With an integrated concept, strengthening, connectivity, and the support of developed facilities, we are optimistic that Kemayoran can become a new premium area on par with other leading districts in Jakarta,” he continued.
From an investment perspective, the Kemayoran area is considered to offer relatively competitive land prices compared to more mature premium districts. This is seen as opening opportunities for long-term asset value growth.
PPK Kemayoran is a Public Service Agency (BLU) under the Ministry of State Secretariat that manages the 450-hectare area in Kemayoran. The area consists of residential, office, commercial, and green spaces.
