Post-Astra Property Takeover, MMP Warehouse Reaches 90% Occupancy
Warehouses have now transformed into essential facilities that power distribution amid the explosion of the e-commerce market and the dynamics of global supply chains. This paradigm shift has been astutely captured by Astra Property through its strategic move to strengthen its portfolio in the industrial property sector. Through a strategic partnership with PT Mega Manunggal Property Tbk (MMP), Astra Property now manages more than 10 logistics assets spread across key locations such as Jabodetabek and East Java. This is evident in the occupancy rate of MMP’s warehouse in the Pondok Ungu area, Bekasi, which has exceeded 90 percent. Astra Property’s President Director, Wibowo Muljono, emphasised that the industry’s view of warehousing has completely changed. Warehouses now play a vital role in determining competitiveness. Warehouses are no longer seen as support facilities but have become an integral part of business operational strategies, particularly in addressing increasingly fast and dynamic distribution needs. “We believe that good logistics infrastructure is the foundation of a strong supply chain,” said Wibowo on Wednesday (8/4/2026). One standout innovation from this collaboration is the development of the urban warehouse concept or urban distribution centres. By placing logistics facilities in locations very close to city centres like Jakarta, mobility barriers can be minimised, allowing goods to reach end consumers in shorter travel times. Technologies such as automatic meter capture and automated vehicle tracking systems are also integrated to ensure operational transparency for every tenant. The current industry dynamics also demand environmental responsibility. In line with Astra 2030 Sustainability Aspirations, MMP has obtained ISO 14001 certification for its Environmental Management System. This demonstrates that industrial productivity must go hand in hand with responsible business practices. More than just a tenant-landlord relationship, the business model emphasises long-term partnerships. One solution is the built-to-suit scheme, where warehouses are custom-designed according to the unique specifications of specific tenant businesses. “We continue to develop services to address this shift in needs, because for us, partnerships with tenants are long-term investments,” added Wibowo. Looking ahead, as Indonesia’s digital economy growth is predicted to continue soaring, the need for modern warehousing will keep increasing.
