KONTAN.CO.ID - JAKARTA. PT Plaza Indonesia Realty Tbk (PLIN) has secured a syndicated loan facility of Rp4.7 trillion. The company must provide asset collateral for this.

In a disclosure to the Indonesia Stock Exchange (BEI) on 26 May 2026, Company Secretary Umbas Rombe stated that the total collateral value amounts to Rp5.64 trillion, equivalent to 49.56% of PLIN’s equity of Rp11.38 trillion, requiring shareholder approval at an extraordinary general meeting (RUPS).

“The company has obtained shareholder approval through an extraordinary general meeting on 14 April 2026,” said Umbas.

The loan facility carries an interest rate based on the Compounded IndoNia 30-day benchmark plus a 1.75% annual margin, subject to change if the company’s sustainability changes. The loan tenure is 60 months.

The collateral includes:

  1. a mortgage over four plots of HGB (Right to Build) land and five plots of HMSRS (Ownership Right over Apartment Units) land under PLIN’s name, comprising:
  • Land registered under HGB Certificate No. 700/Gondangdia, located at Jalan M.H. Thamrin Kav. 28 and 30, Gondangdia, Menteng, Central Jakarta;

  • Land registered under HGB Certificate No. 786/Gondangdia, located at Jalan M.H. Thamrin Kav. 28-30, Gondangdia, Menteng, Central Jakarta;

  • Land registered under HGB Certificate No. 674/Gondangdia, located at Jalan M.H. Thamrin Kav. 24 and 31, Gondangdia, Menteng, Central Jakarta;

  • Land registered under HGB Certificate No. 1208/Gondangdia, located at Jalan M.H. Thamrin Kav. 28-30, Gondangdia, Menteng, Central Jakarta;

  • Land registered under HMSRS Certificate No. 199/Gondangdia, located at Keraton Plaza Indonesia Commercial Mixed-Use Apartment (Keraton Apartments), Floor 1, Unit 1-R01;

  • Land registered under HMSRS Certificate No. 200/Gondangdia, located at Keraton Apartments, Floor 2, Unit 2-R01;

  • Land registered under HMSRS Certificate No. 201/Gondangdia, located at Keraton Apartments, Floor 3, Unit 3-R01;

  • Land registered under HMSRS Certificate No. 202/Gondangdia, located at Keraton Apartments, Floor 4, Unit 4-R01; and

  • Land registered under HMSRS Certificate No. 203/Gondangdia, located at Keraton Apartments, Floor 5, Unit 5-R01;

  1. a fiduciary security over insurance proceeds or claims;

  2. a pledge over the Debt Service Reserve Account (DSRA) or funds held in PLIN’s DSRA.
