Paid Rp 840 Million for House, Pondok Aren Resident in South Tangerang Only Has Receipt Without Deed of Sale

SOUTH TANGERANG, KOMPAS.com - Raffa Azman (21), a resident of a house on Jalan Murjaya, Jurang Mangu Barat, Pondok Aren Subdistrict, South Tangerang City (Tangsel), claims to have paid Rp 840 million for the purchase of the house, which is now the subject of a dispute. However, he states that the only proof his family possesses is payment receipts. His family began paying instalments for the house in 2019 with a down payment of Rp 200 million. By 2021, the payments had reached Rp 840 million. However, the house sale process was not accompanied by a deed of sale (AJB) as it was conducted based on trust between his family and the previous owner. “We used to live near his house and were good friends. My mother considered him like her own parent. Then he offered his house to us,” he said. In addition to the main payments, Raffa mentioned that his family also once gave an extra Rp 60 million, which was said to be for processing the certificate. This is because the house certificate is still combined and has not been split from the other four house units next to the one occupied by Raffa. According to Raffa, his family once intended to settle the remaining payment. However, this could not be done because the house certificate had not been handed over by the seller. “So from unit 1 to 5 and the shop house in front, the certificate is still one. My mother said she wanted to pay off (from Rp 840 million to Rp 1 billion), but asked for the certificate to be processed for name transfer,” he said. “It turns out that was not counted as house instalment, but additional money,” he added. The dispute then arose when the seller sent a summons in 2023, stating that the money already paid was considered as house rental costs. “The content of the summons shocked us because the money we had instalment was considered as rental costs of Rp 50 million per year,” he explained. The dispute continued until 2026, culminating in conflict, including the emptying of belongings and the barricading of house access, which is now under police investigation.
