Not the Socialist Label, the Sued Promise That Won Zohran Mamdani Victory
The cost-of-living affordability agenda that propelled Zohran Mamdani to become mayor of New York City is now facing a legal test. A group of property owners is suing over the decision to freeze rents on approximately one million city-stabilised apartments, one of Mamdani’s key pledges since the campaign trail.
International media reported on Wednesday (22/7/2026) that the lawsuit was filed against the New York City Rent Guidelines Board. The plaintiffs accuse Mamdani of attempting to stack the board with like-minded individuals and of ignoring the rising operational costs faced by building owners. The city administration has denied the allegations, stating that the board operates independently and has considered all relevant data.
On 25 June 2026, the Rent Guidelines Board voted 7-1 to set a zero per cent rent increase for both one-year and two-year leases starting in October. The policy covers roughly one million rent-regulated apartment units and represents the most tangible realisation of Mamdani’s campaign promises just six months after he took office.
The lawsuit will test whether Mamdani’s politics of affordability can endure when translated from campaign slogans into policy. At the same time, the dispute once again demonstrates that the centre of Mamdani’s political battle is not merely the ‘democratic socialist’ label, but rather an issue much closer to voters’ lives: how much of their income is spent on housing.
Official results from the New York City Board of Elections show Mamdani secured 944,950 votes via the Democratic Party line and 169,234 votes through the Working Families Party. With a total of approximately 1.11 million votes, or 50.2 per cent, he defeated former New York Governor Andrew Cuomo, who obtained 906,614 votes, or around 40.9 per cent.
Republican candidate Curtis Sliwa garnered approximately 153,749 votes from his two ballot lines, or 6.9 per cent. The results indicate that Mamdani not only won the internal Democratic primary but also successfully maintained his lead in a general election that saw more than 2.2 million voters cast ballots.
The Associated Press noted that Mamdani’s campaign focused intensely on the issue of the cost of living. His identity as a democratic socialist was not hidden, but the message delivered to voters was translated into concrete matters such as housing rent, public transport, childcare, food prices, and the construction of affordable housing.
Voter data supports this conclusion. An AP Voter Poll conducted before and on election day showed that more than half of New York voters placed the cost of living as the most important issue in the city. Around a quarter of voters cited crime, one in ten pointed to immigration, and fewer than one in ten selected healthcare or transport as the main problem.
