Not Menteng! This is the Most Expensive Area in Jakarta
Property has become one of the most enticing assets due to its rapid price appreciation. This is reflected in the high land prices in the city centre. For instance, land prices in Jakarta are currently out of reach for the majority of its residents.
Many Jakarta residents believe that the Menteng area has the highest land prices in the capital. This is because the area is located in the heart of Central Jakarta, an elite neighbourhood where many ambassadors reside.
Interestingly, the Menteng area is not the one with the highest land prices in Jakarta. So, where is the area with the most expensive land?
“Menteng, being close to the business district, is Rp 70-100 million per square metre, while Pondok Indah is cheaper at Rp 40-60 million per square metre,” said Associate Director of the Research & Consultancy Department at PT Leads Property Services Indonesia, Martin Hutapea, at the Leads Property Media Briefing, quoted on Sunday (26/4/2026).
Land values around the Central Business District (CBD) office areas are high, with prices reaching hundreds of millions of rupiah per square metre. For example, in the Sudirman area, land prices range from Rp 180 million to Rp 200 million per square metre.
“Sudirman is Rp 180-200 million per square metre,” said Martin.
The closer to the city centre, the higher the value. The highest land value in Jakarta currently is in the Sudirman Central Business District (SCBD).
“The most expensive is in SCBD, valued at around Rp 200-300 million per square metre. That’s the value, meaning an estimate; it can change after a transaction,” said Martin.
