Not Menteng, This Area Has the Most Expensive Land Prices in Jakarta

The elite Menteng area is widely recognised as one of the most prestigious districts in Jakarta. However, when it comes to land prices, it is surprisingly not the most expensive.

Property market data indicates that land prices in the Sudirman Central Business District (SCBD) are the highest in the capital.

“Menteng, being close to business districts, sits at Rp 70-100 million per square metre, while Pondok Indah is cheaper at Rp 40-60 million per square metre,” said Martin Hutapea, Associate Director of the Research & Consultancy Department at PT Leads Property Services Indonesia, during a media briefing.

Land values around the CBD office areas are exceptionally high, with prices reaching hundreds of millions of rupiah per square metre. For instance, in the Sudirman area, land prices range between Rp 180 million and Rp 200 million per square metre. This figure far exceeds the land prices in other elite areas, including Menteng.

“Sudirman is at Rp 180-200 million per square metre,” Martin noted.

As one moves closer to the city centre, values continue to rise. The highest land value in Jakarta is currently located within the Sudirman Central Business District (SCBD).

“The most expensive is SCBD, with values around Rp 200-300 million per square metre. This is an estimate; values may change following actual transactions,” Martin added.

In addition to its strategic location in the heart of Jakarta, high levels of business activity and the scarcity of vacant land ensure that land prices in the SCBD continue to appreciate year after year. This condition makes the area one of the most valuable property assets in Indonesia.
