Not Menteng, This Area Has the Most Expensive Land Prices in Jakarta

Jakarta - The elite Menteng area is known as one of the most prestigious areas in Jakarta. However, it turns out that it does not have the most expensive land prices. Property market data shows that land in the Sudirman Central Business District is the most expensive in the capital. “Menteng, because it is still close to the business district, is Rp 70-100 million per square metre, Pondok Indah is cheaper at Rp 40-60 million per square metre,” said Martin Hutapea, Associate Director of the Research & Consultancy Department at PT Leads Property Services Indonesia, during a Leads Property media briefing, quoted on Sunday (21/6/2026). Land values around the CBD office area are high, with prices reaching hundreds of millions of rupiah per square metre. For example, in the Sudirman area, land prices range from Rp 180 million to Rp 200 million per square metre. This figure far exceeds land prices in other elite areas, including Menteng. “Sudirman is Rp 180-200 million per square metre,” said Martin. The closer to the city centre, the more expensive the value. The highest land value in Jakarta is currently in the Sudirman Central Business District (SCBD). “The most expensive is in SCBD, worth around Rp 200-300 million per square metre. That is the value, meaning an estimate, after a transaction it could change,” Martin mentioned. In addition to its strategic location in the heart of Jakarta, high business activity and limited vacant land cause land prices in SCBD to appreciate year after year. This condition makes the area one of the most valuable property assets in Indonesia.
