Not Menteng: SCBD Has Jakarta's Most Expensive Land Prices
Jakarta, CNBC Indonesia — Land prices in Jakarta are extremely high, making them unaffordable for most residents. Menteng in Central Jakarta is widely known as one of the most expensive areas, an elite neighbourhood housing many diplomats.
However, Menteng is not actually the city’s most expensive land area. So which area holds the highest land prices in Jakarta?
Martin Hutapea, Associate Director of the Research & Consultancy Department at PT Leads Property Services Indonesia, stated that the Sudirman area has the highest land price range in Jakarta.
Other areas such as Pondok Indah are also considered expensive.
“Due to its proximity to business districts, Menteng’s land prices range from Rp70-100 million per square metre, while Pondok Indah is cheaper at Rp40-60 million per square metre,” Martin said during a Leads Property Media Briefing, reported on Sunday (24/6/2026).
Land values in the Central Business District (CBD) are notably high, with prices reaching hundreds of millions of rupiah per square metre. For instance, in the Sudirman area, land prices range between Rp180-200 million per square metre.
“Sudirman: Rp180-200 million per square metre,” Martin added.
Prices increase the closer one gets to the city centre. Currently, the highest land values in Jakarta are found in the Sudirman Central Business District (SCBD).
“The most expensive is in SCBD, with prices around Rp200-300 million per square metre. These figures are estimates and may vary post-transaction,” Martin explained.
