The Tangerang Regency Land Office (Kantah) launched the Roya and Inheritance Five Minutes Completed (LARIS MANIS) service on Monday (11/5/2026). Through this service, the roya process, or the release of mortgage rights, which previously took several days, can now be completed in about five minutes. LARIS MANIS is intended for direct applicants without representatives, including vulnerable groups such as the elderly, people with disabilities, and pregnant women. The service completion time is calculated after the applicant makes the payment for the Payment Order Letter (SPS). “Initially, I thought the roya process would take a long time. But it turned out to be quick and the service was good, even just around four minutes with LARIS MANIS,” said Darmin, a resident of Tigaraksa Subdistrict, Tangerang Regency. Applicants can also upload required documents for validation, juridical and spatial data verification, electronic document conversion, and issuance of the Document Receipt Certificate (STTD). Once the files are deemed complete, applicants simply need to come according to the schedule to submit physical documents and make the SPS payment. Darmin assessed that current land services are easier than the general public perception. According to him, the service process can be completed in a short time after the SPS is issued. “So far, there might still be the notion that dealing with the BPN is complicated and difficult. But based on my own experience, the service is good, comfortable, and not difficult. I could handle it myself without using third-party services,” he said. Inspector of Region II and Acting Head of the Inspectorate General Secretariat of the Ministry of ATR/BPN, Tri Wibisono, stated that the innovation is introduced to provide faster, easier, and more efficient land services for the public. According to him, roya and inheritance services in Tangerang Regency have seen increasing applications, necessitating more practical service innovations. “With the presence of this service, the public is expected to receive more practical services without having to come to the Kantah multiple times, thus reducing time and costs,” said Tri. “We hope this service can deliver land services that are easier, faster, certain, and simple for the public. If there are still shortcomings in its implementation, we will continue to make improvements and evaluations over the next three months so that its benefits are truly felt by the Tangerang Regency community,” he concluded.
