New Subsidised Flats Prices Issued, Here Are the Details
JAKARTA, KOMPAS.com - The Ministry of Housing and Settlement Areas (PKP) has officially established regulations on price caps for the sale of subsidised flat units within the 2026 Housing Finance Liquidity Facility (FLPP) scheme.
The regulation is contained in Ministerial Decree (Kepmen) No. 23 of 2026, signed by Minister of PKP Maruarar Sirait on 5 April 2026.
This policy will serve as a reference for developers and banks in distributing subsidised flat mortgages (KPR).
Director General of Urban Housing at the Ministry of PKP, Sri Haryati, stated that the regulation is now ready for implementation.
Under the policy, the government has set maximum selling prices for subsidised flats based on regional zoning.
For Sumatra, the highest price is in the Riau Islands at Rp13.5 million per square metre or Rp607.5 million per unit, while Aceh is Rp11.5 million per square metre and North Sumatra Rp12 million per square metre.
Other provinces such as West Sumatra, Riau, Jambi, and Bengkulu are set at Rp11 million per square metre.
On Java, the maximum prices vary, including West Java (outside Depok, Bogor, and Bekasi) at Rp12.5 million per square metre, as well as Central Java and DI Yogyakarta each at Rp12 million per square metre.
For areas supporting Jakarta and major cities, pricing is set more specifically.
In the DKI Jakarta area, Central Jakarta has the highest price cap of Rp14.5 million per square metre or Rp652.5 million per unit.
West Jakarta and South Jakarta are each Rp14 million per square metre, while East Jakarta and North Jakarta are Rp13.5 million per square metre.
Meanwhile, in supporting areas such as Tangerang, South Tangerang, Depok, and Bogor, it is set at Rp13 million per square metre. Bekasi Regency and City are slightly higher at Rp13.5 million per square metre.
For eastern Indonesia, the highest price is recorded in Papua Pegunungan at Rp28 million per square metre or Rp1.26 billion per unit, followed by Central Papua at Rp23 million per square metre. Papua is at Rp16 million per square metre.
