New Housing Development in Serpong to Feature Five Thematic Parks
Property developer TCP Internusa has allocated approximately 56 percent of the total land area of its latest residential project in Serpong, South Tangerang, for non-building areas and green space. Of the total 2.2 hectares, the building coverage ratio is limited to 44 percent.
Vice President Director of TCP Internusa Suhartono Widjojo said the area is designed with five thematic parks that will be planted with 151,468 plants from 35 different species.
“The remainder will be dedicated to bringing to life a green ecosystem that shelters 151,468 plants from 35 different species, spread across five thematic parks,” Suhartono said in South Tangerang on Saturday (22/8).
One of the areas being prepared is an urban forest covering approximately 2,500 square metres. The developer has also designed a 1.5-kilometre jogging track connecting the five park areas within the development.
A number of plants will be tailored to the character of each area. At the entrance, for example, there is the Terra Verde area and the Vanda Exotica pond featuring the Vanda Douglas orchid, a flora that serves as the mascot of South Tangerang City.
Meanwhile, other areas include Green Aesthetica and Parc Celebrita. The latter area is planned to become a centre for residents’ activities, with facilities including a swimming pool, multipurpose hall, and prayer room.
Suhartono said the concept is being applied in the Edenhaus Serpong project, which is being developed with an investment value of approximately Rp240 billion. A total of 113 housing units will be built within the development.
The housing comprises four types with building areas ranging from 47 square metres to 102 square metres and land areas between 60 and 84 square metres. All types are designed with three bedrooms.
According to Suhartono, the project development targets the need for more compact homes within an urban area that already has various supporting infrastructure and facilities.
The developer is targeting all units to be completed and handed over within 12 months.
The project is TCP Internusa’s latest development after previously developing Edenhaus Simatupang in South Jakarta. Unlike the previous project, which was in the Rp6 billion to Rp10 billion price segment, the Serpong homes are marketed in the range of Rp1.2 billion to Rp2.2 billion.
