Net Profit of CBDK Surges 48% in 2025, Here's Why
Jakarta — PT Bangun Kosambi Sukses Tbk (CBDK), a property emitter owned by conglomerate Aguan (Sugainto Kusuma), recorded revenue of IDR 2.5 trillion throughout 2025, representing an 11% year-on-year increase. Net profit attributable to the parent entity reached IDR 1.4 trillion, posting significant growth of 48% year-on-year.
This performance was accompanied by robust profitability improvements, with gross profit margin reaching 66% and net profit margin rising to 54%. These achievements were supported by an increasingly optimised product composition and CBDK’s capacity to monetise its asset portfolio and develop the property area, with growing contributions from high-margin products in the PIK2 district, particularly in the CBD PIK2 business district.
Products delivered to consumers throughout 2025 included SOHO Manhattan, SOHO Wallstreet, Bizpark PIK2, Rukan Milenial, and Rukan Asia Afrika, which were designed to support business ecosystem growth in the area.
As of 31 December 2025, CBDK’s total assets were recorded at approximately IDR 23 trillion. This balance sheet structure provides flexibility for CBDK to continue developing strategic projects and optimising the PIK2 district as business and commercial activity in the region increases.
As part of its long-term development strategy, CBDK currently manages a land reserve of approximately 702 hectares, which serves as the principal foundation for developing various value-added residential and commercial projects in the PIK2 district.
CBDK’s President Director, Steven Kusumo, stated that the company’s performance throughout 2025 demonstrated strong momentum in developing the business district in the PIK2 area.
“Throughout 2025, CBDK successfully recorded revenue of IDR 2.5 trillion with net profit growth of 48% year-on-year reaching IDR 1.4 trillion. We also witnessed improved profitability quality with gross profit margin reaching 66% and net profit margin of 54%, reflecting increasingly optimised asset monetisation and growing contributions from high-margin products in the CBD PIK2 district,” Kusumo said.
According to him, integrated area development has become a crucial factor in strengthening PIK2’s appeal as a new centre for business activity.
“The development of various strategic projects, including the Nusantara International Convention Exhibition (NICE), is expected to further strengthen the business, tourism, and lifestyle ecosystem in PIK2. As commercial activity in this region continues to develop, we remain optimistic that PIK2 will continue to grow as one of the new centres of economic activity in northern coastal Jakarta,” he said.
