Multiple Apartment Complex Projects to be Built Near Railway Stations Across Indonesia
PT Kereta Api Indonesia (Persero), or KAI, is aggressively entering the property business by constructing several towers of apartment complexes, or vertical housing units. Beyond the Manggarai Station project, KAI will construct vertical housing or apartment complexes (rusun) at three additional locations, utilising land owned by KAI.
KAI Chief Executive Officer Bobby Rasyidin stated that KAI, through KAI Properti, will construct similar apartment complexes at three other locations: Bandung, Semarang, and Surabaya.
The details are as follows: In Bandung, construction will take place on KAI land near Kiaracondong Station. In Semarang, the development will be located in the Dr. Kariadi area, and in Surabaya near Surabaya Gubeng Station.
“Besides Manggarai Station, we will also construct vertical housing in other areas, namely in Bandung near Kiaracondong Station, Semarang in Dr. Kariadi, and in Surabaya near Surabaya Gubeng Station,” Bobby stated during his presentation at the Manggarai Vertical Housing Development Launch event on Monday, 16 March 2026.
Bobby detailed that the Kiaracondong apartment complex will comprise 2 towers on a 7,600 square-metre plot with a total of 753 housing units.
“For Kiaracondong, it will occupy a land area of 7,600 square metres, with a total of 753 units, consisting of 2 towers,” he continued.
For the Dr. Kariadi apartment complex in Semarang, the development will be constructed on a 1.2-hectare plot with 1,042 units across 2 towers of 42 storeys.
“Then on Dr. Kariadi Street in Semarang, it will be built on a 1.2-hectare plot with 1,042 units and consisting of 2 towers with 42 storeys,” he stated.
Finally, in Surabaya near Surabaya Gubeng Station, the development will be constructed on a 1.2-hectare plot comprising 1,489 housing units in 2 towers with 52 storeys.
“Next, near Surabaya Gubeng Station, it consists of 1,489 housing units, 2 towers, occupying a 1.2-hectare plot with 52 storeys,” Bobby explained.
At Manggarai as well as in Bandung, Semarang, and Surabaya, the land for apartment complex development will utilise KAI-owned property.
“The construction of housing in 4 regions uses KAI-owned land, so the utilisation is more efficient,” he explained.
