Modus Operandi of Fictitious Land Sale Scam in North Jakarta, Victim Loses Rp 160 Million
JAKARTA - Police have arrested a fraud suspect, initialled AK (34), in the Muara Angke area of Penjaringan, North Jakarta, for offering fictitious land plots. Kanit Reskrim Polsek Kawasan Sunda Kelapa, Indra Basuki, stated that AK was apprehended on Tuesday (7/4/2026) around 13:00 WIB in Muara Angke. “The suspect offered and sold land and buildings that did not belong to him without the permission of the rightful owner,” he said. The case began when the suspect offered a plot of land along with a building in the PHPT Muara Angke area to the victim on Saturday (24/1/2026). The victim then made a down payment of Rp 160 million via bank transfer on Monday night (26/1/2026) at his residence. After receiving the payment, the suspect promised to promptly process the documents and hand them over to the victim. However, the victim grew suspicious due to difficult communication with the suspect. The victim subsequently checked the land in question and found that the offered plot was actually owned by another party. “As a result of this incident, the complainant suffered a loss of Rp 160,000,000,” Indra said. The victim reported the case to the police on Sunday (1/2/2026). Police then conducted an investigation, leading to AK’s arrest. Currently, AK has been designated as a suspect and is charged with fraud and/or embezzlement under Articles 486 and/or 492 of the Criminal Code.
