MBR, Come Closer! KAI Builds 8 Tower Blocks Near Manggarai Station
PT Kereta Api Indonesia (Persero), or KAI, has begun building affordable housing in the area near Manggarai Station, Jakarta. The project aims to meet the housing needs of low-income communities in a strategic urban location.
KAI President Director Bobby Rasyidin said the project is being built on approximately 2.2 hectares of land divided into two blocks. The land holds a land management rights (HPL) status, with ownership held by KAI.
“We report that today we will carry out the groundbreaking for affordable housing in the Manggarai area, which consists of two blocks, namely Block G and Block F, with a total area of approximately 2.2 hectares,” Bobby said at the Manggarai flats groundbreaking area on Friday (21/8/26).
The project will be developed as vertical housing. In addition to residential units, the area is also designed to include commercial facilities to support residents’ daily activities.
“The concept is that there will be 3 plus 5 vertical housing towers consisting of 24 floors with a total of 3,784 residential units, comprising 1,276 units in Block G and 2,508 units in Block F, and will later be equipped with 150 supporting retail units, namely 72 units in Block G and 78 units in Block F,” he said.
Block G will have three towers, while Block F will consist of five towers. Unit options are varied, ranging from studio types to dwellings with three bedrooms, so that housing needs can be tailored to family size and residents’ means.
“Block G will be planned to have three towers, consisting of Tower A with 352 units, Tower B with 418 units, and Tower C with 506 units, with unit variations ranging from 28-square-metre studios, type 36 with two bedrooms, and type 45 with two bedrooms,” Bobby said.
In Block F, the largest number of units will be spread across Tower 1 and Tower 2, each with 572 units. Tower 3 will have 528 units, Tower 4 will have 308 units, and Tower 5 will have 528 units. Available types include 36 and 45 with two bedrooms, as well as type 52 with three bedrooms.
The entire project is targeted to take 18 months from the groundbreaking. KAI is also placing emphasis on the intended beneficiaries as an important aspect of the housing development, given that the project is located in the middle of an urban area with strategic access and land value.
“This is the brief report we can convey this morning. Hopefully this groundbreaking is a momentum for us to begin the physical work on decent housing, affordable housing, and especially housing in the city centre for low-income communities in accordance with the ministerial regulation issued by the Ministry of Housing and Settlement Areas. We will maintain governance so that this city-centre housing will address low-income communities who meet the qualifications required by the government,” Bobby concluded.
