Many hotels on drawing board despite doldrums

JAKARTA (JP): While the hotel business in the city is in the
doldrums, the supply of hotel rooms is expected to soar in the
coming years.

At least 28 hotel projects are already in the pipeline. As
most of the projects will be completed before 2000, there are
concerns about decreasing occupancy rates and greater competition
among hotels.

These are the new hotel projects in Jakarta:

1. Ancol Mal in Taman Impian Jaya Ancol, North Jakarta.

An integrated development project consisting of a three-story
five-star hotel, a four-story shopping center, an entertainment
center and a water park. Construction is expected to commence by
late 1997 and be completed by 2005. Estimated cost: undisclosed.

2. Athlete's Village on Jl. Lapangan Tembak, Senayan, Central
Jakarta.

A mixed development project comprising a 17-story, five-star
hotel, three office buildings of four or five stories, four five-
story dormitories for athletes and a country club. The completion
date is yet to be determined, but the village is preparing for
the SEA Games in September 1997. Estimated cost: undisclosed.

3. Hotel Cempaka Mayor on Jl. Rawasari, Central Jakarta.

A 12-story, three-star hotel. Completion date: Late 1998.
Estimated cost: Rp 41 billion (US$18 million).

4. Cipta Panghegar Heritage Hotel on Jl. Kali Besar Timur, West
Jakarta.

Conversion of three-story Cipta Niaga office building (a Dutch
colonial building) into a 128-room hotel. Completion date: Late
1997. Estimated cost: Rp 40 billion (US$17 million).

5. Hotel Conrad Jakarta International on Jl. Jendral Sudirman,
South Jakarta.

An integrated development consisting of a 45-story tower
containing a five-star, 685-room hotel, a tower containing 130
serviced apartments and a five-level retail podium. Completion
date: 1999. Estimated cost: $650 million.

6.Family Center Ancol in Taman Impian Jaya Ancol, North Jakarta.

A mixed development on reclaimed land comprising a hotel, a
shopping center, restaurants and a recreation center. Completion
date: 2000. Estimated cost: undisclosed.

7. FM 1 Hotel on Jl. S. Parman, West Jakarta.

An 11-story, business class hotel with 92 rooms. Completion
date: mid 1998. Estimated cost: undisclosed.

8. Gading Mas on Jl. Perintis Kemerdekaan, Kelapa Gading, North
Jakarta.

A mixed development comprising a three-star hotel, several
five-story office buildings -- including 160 strata-title office
units -- and a shopping center. Construction dates have yet to be
determined. Estimated cost: undisclosed.

9. Galeria Gajah Mada on Jl. Gajah Mada, West Jakarta.

A mixed development comprising a 10-story, five-star hotel,
with three levels of serviced apartments, a nine-story shopping
center and a 15-story car-park building. Completion date: 1999.
Estimated cost: US$65 million.

11. Galeria Jakarta on Jl. Jendral Sudirman, South Jakarta.

A mixed development comprising a 20-story five-star hotel with
427 rooms, a 45-story office tower, 70 serviced apartments, a
five-story shopping center, a 15-story tower of 97 apartments.
Completion date: 2000. Estimated cost: US$250 million.

12. Grand Mercure Mahakam on Jl. Mahakam, Kebayoran Baru, South
Jakarta.

An eight-story, three-star hotel with 165 rooms. Completion
date: mid-1998. Estimated cost: undisclosed.

13. Mal Ciputra 1 on Jl. Prof. Dr. Satrio, South Jakarta.

A mixed development including a four-star, 30-story hotel with
700 rooms to be operated by Ciputra Hotel, a five-star, 29-story
hotel with 400 rooms to be operated by Peninsular Hotel, a
shopping center and an entertainment center. Completion date:
late 1999. Estimated cost: US$400 million.

14. Menara Betawi: Phase 2 on Jl. K.H. Mas Mansyur, Central
Jakarta.

A mixed development including a four-star hotel and several
office towers. Completion date is yet to be determined. Estimated
cost: undisclosed.

15. Mitra Matraman on Jl. Matraman Raya, Central Jakarta.

A mixed development comprising a 10-story three-star hotel
building on a four-story shopping mall. The shopping mall will
contain a department store, shops, a supermarket, restaurants and
cinemas. Completion date: late 1997. Estimated cost: US$72
million.

16. Hotel Mitra Oasis on Jl. Senen Raya, Central Jakarta.

A 16-story, three-star hotel with 298 rooms. Completion date:
late 1997. Estimated cost: undisclosed.

17. Moevenpick Hotel on Jl. Pecenongan, Central Jakarta.

A 21-story hotel with 282 rooms. Completion date: early 1998.
Estimated cost: US$100 million.

18. Omni Marco Polo Hotel in the Central Business District, on
Jl. Jendral Sudirman, South Jakarta.

A four-star, 25-story hotel with 400 rooms and a 20-story
apartment tower. Completion date: mid-1998. Estimated cost: US$60
million.

19. Plaza Kempiski Jakarta on Jl. Jendral Sudirman -- Jl. Karet
Kebembem in South Jakarta.

A 36-story building containing a 340-room hotel and 268
apartments. Completion date: mid-1998. Estimated cost:
undisclosed.

20. Plaza Modern on Jl. Gajah Mada, West Jakarta.

A mixed development comprising a 21-story, 261-room Novotel
Gajah Mada hotel tower on a seven-story shopping center and two
32-story apartment towers with 402 apartment units. Completion
date: late 1997. Estimated cost: US$110 million.

21. Plaza Pasifik on Jl. Raya Bulevard, Kelapa Gading, North
Jakarta.

A mixed development including a hotel, a convention center, a
shopping mall, apartment and office buildings. Construction to be
completed in the second quarter of 1997. Estimated cost:
undisclosed.

22. Rekso International Hotel on Jl. Hayam Wuruk, West Jakarta.

A 16-story hotel with 248 rooms. Construction to be completed
in the fourth quarter of 1997. Estimated cost: US$17 million.

23. Ria Rio Pulomas in the Kawasan Pulomas, East Jakarta.

A mixed development including a three-star hotel, four
apartment towers and a recreation center. Completion date: 1999.
Estimated cost: US$120 million.

24. Sahid Berkah on Jl. Jendral Sudirman, South Jakarta.

A 45-story building in the Sahid City Superblock. The building
will contain the 650-room, five-star Sahid Perdana Hotel which
will be attached to the existing Hotel Sahid. Construction is to
be completed in late 1998. Estimated cost: $175 million.

25. Santika Nusa Jaya Hotel on Jl. K.S. Tubun, Central Jakarta.

A 12-story, four-star hotel with 311 rooms. Completion date:
mid-1997. Estimated cost: US$40 million.

26. Sentral Mulia on Jl. Rasuna Said, Mega Kuningan, South
Jakarta.

A mixed development with a 32-story five-star hotel, a 21-
story office building and a 32-story apartment building.
Completion date: December 1998. Estimated cost: undisclosed.

27. Sheraton Danamon on Jl. Jendral Sudirman, South Jakarta.

A high-rise, five-star hotel with 500 rooms to be located at
the Anggana Danamon site. Completion date: late 1998. Estimated
cost: undisclosed.

28. The Westin Jakarta on Jl. Jendral Sudirman, South Jakarta.

A five-star, 32-story hotel with 550 rooms. Completion date:
mid-1998. Estimated cost: US$100 million.
