Manggarai Set to Become Jakarta's Second CBD, Developed by KAI to Rival SCBD

Jakarta, CNBC Indonesia – The Manggarai Station area is being prepared as a new business hub in Jakarta. PT Kereta Api Indonesia (KAI) even targets the area to grow to be on a level with Sudirman Central Business District (SCBD).

Chief Executive Officer Bobby Rasyidin said the development will cover an area of 62 hectares using a Transit Oriented Development (TOD) concept. The area will not only house apartments but also business, commercial, and entertainment zones.

‘This Manggarai area spans 62 hectares and we will design it to become Jakarta’s second CBD, on par with SCBD,’ Bobby said, citing detikcom, Saturday (23 May 2026).

Bobby said the development concept is direct instruction from President Prabowo Subianto. He is said to have asked for the Manggarai area to be equipped with premium facilities such as a convention hall and five-star hotels.

‘So, the President asked me to design it as Jakarta’s second CBD, and if necessary include a five-star convention hall, a five-star hotel, and a five-star leisure district as well,’ he said.

In the initial phase, the project will begin on 2.2 hectares with the construction of three towers on an 8,000 square metre site. In the second phase, eight towers will be built on a 1.6-hectare site.

KAI targets construction to commence in July to August 2026. The company also hopes the construction and handover of units can take about 13 months.

Additionally, the apartments to be built are described as larger than typical subsidised housing. The units will range from 45 to 54 square metres.

For the first phase, KAI has partnered with Bank Tabungan Negara (BTN) for construction financing and home purchase loans (KPR).

‘We have considered that these units will be suitable for growing families,’ Bobby said.
