According to him, opportunities remain as a segment of luxury home buyers has already formed in Serpong and surrounding townships. “However, our observations indicate that buyers of luxury homes in Jakarta’s western corridor are not purchasing due to masterplans resembling Kebayoran Baru, where luxury homes are mixed with lifestyle amenities, wellness centres, cafes, restaurants, and proximity to SCBD business hubs,” Hartono said. “Rather, it is the tranquillity, freedom from traffic and air pollution, expansive green spaces, and homes spaced apart from neighbours that drive their decisions,” he added. “This is why the wealthy choose to buy and live in Gading Serpong or other western Jakarta elite areas, even at prices comparable to or higher than Kebayoran Baru.” “If this concept is not implemented, selling high-end and premium luxury homes will likely remain challenging,” Hartono stressed.
